A growing community along Lake Norman

On the western shore of North Carolina’s largest lake is the census-designated community Lake Norman of Catawba. “In the 1960s, they made a dam from the Catawba River and flooded small towns to create lakes to use as hydroelectricity,” says Danielle Edwards, a Realtor with RE/MAX Executive who used to live in the area. “Duke Energy has nuclear plants right on Lake Norman.” Lake Norman of Catawba has a population of over 8,500, according to the 2020 U.S. Census. Lakefront living and its amenities are a desirable combination for homebuyers. The area has grown in population within the past five years and is experiencing more residential and commercial development. The unincorporated communities of Sherrills Ford, Terrell, Long Island and Monbo are also part of the Lake Norman of Catawba region.

New single-family homes and condos

According to Edwards, many two-lane country roads make up the area. Wooded lots that add a touch of privacy and community boat ramps are common features. The median price of a single-family home is around $725,000, but some home prices reach over $1 million. Homes tend to stay on the market for an average of 69 days, compared to the national average of 45 days. Townhouses in the area range from $320,000 to around $500,000. Styles vary from smaller ranch-style homes to million-dollar custom-built residences. Over 200 new homes were built between 2023 and 2024. Several condo units were recently built along North Carolina Route 150 in the area’s southwest corner.

Boating on the waters of Lake Norman

Lake Norman‘s 500 miles of shoreline are used for boating, fishing and paddleboarding. "In the summer, on the weekends, everyone’s going to get their boats, whether it’s docked at a marina or they’re visiting their friend’s house who has a boat,” Edwards says. Mountain Creek Park is an over 600-acre park with a playground, pickleball courts and a mountain bike skills course. Other large green spaces like Stumpy Creek Park and Lake Norman State Park are a 7- to 13-mile drive. There are also several golf courses in the vicinity.

Retailers along North Carolina Highway 150

New developments in the area have brought more local and chain dining along North Carolina Route 150. Many seafood restaurants, some with waterfront views, are in the areas surrounding Lake Norman. There is a Publix Supermarket in the area, but residents will have to travel to Mooresville or Huntersville for larger shopping centers.

Schooling options at Catawba County Schools

Catawba County Schools scores an A-minus overall grade on Niche. The district consists of 28 schools serving over 16,000 students. They offer four dual language immersion schools, an early college high school and a virtual schooling option. Transfers to other available schools within the district are granted on a first-come, first-serve basis.

Commuting via Interstate 77

The 33-mile drive to Uptown Charlotte on Interstate 77 will take about 50 minutes. Interstate 77 Express Lane is a toll road that leads to Uptown and Charlotte Douglas International Airport. Traffic can get heavy on North Carolina Highway 150, which runs through the southern section of Lake Norman of Catawba. “Word of caution, definitely use GPS to time out your commute during rush hour or on the weekends, especially during the summertime,” Edwards says. Those traveling by boat have a few options when it comes to marinas.

Crime

The Catawba County Sheriff's Office serves Lake Norman of Catawba. Crime statistics are not readily available.
