A community-oriented suburb
Westlake is a suburban residential neighborhood developed in the late 1980s and early ‘90s where kids can ride their bikes to some of the best schools in Oregon. Winding streets take residents past neat lots and tall oak trees. “It’s a really walkable suburb,” says Jennifer Noble, a principal broker with Windermere Realty Trust, who has been specializing in the Westlake community for 25 years. “A lot of parents walk their kids to Oak Creek Elementary in the mornings, and this has fostered a strong sense of community. It’s the kind of place where people know the names of their neighbors.”

Colonial Revivals and front-yard flower gardens
Three and four-bedroom houses that fetch $800,000 to $1.2 million apiece sit back on 8,000 to 9,000-square-foot lots, allowing for minimal yard space, but lawns are meticulously maintained and dotted with flower gardens. With an average home price of $1.1 million, Westlake is a bit pricier than other Lake Oswego neighborhoods, with the average city home price sitting at $900,000. Homes here are over two-times more expensive than the average United States home. The neighborhood’s winding lanes are lined with shuddered Colonial Revivals and modern traditional homes, many of which feature Tudor-style adornments. Additionally, most houses feature attached, front facing garages.

Westlake Park
Residents are within walking distance of Westlake Park, home to a playground and facilities for soccer, tennis, baseball and basketball. In August, Westlake Park hosts the Summer of Music concert series, a free and open-to-the-public event, where locals bring blankets and lawn chairs to listen to live music while enjoying food from local vendors. Waluga Park is split into east and west sections, home to baseball fields, picnic areas, playgrounds and nature trails. Dog owners can bring their pups to get some off-leash exercise at the park’s enclosed dog park.

Walkable local eateries
While Westlake is largely residential, there are a few local eateries within walking distance of residents. Oswego Grill is a popular local chain steakhouse with a location along Kruse Way. Patrons can be found savoring dishes like the old-fashioned pot pie and Cabernet Tenderloin Tips while sipping on refreshing hand-crafted cocktails and glasses of wine. For a quick bite on the go, folks can swing by Killer Burger for a juicy burger or chicken sandwich. After lunch, locals can pick up their groceries at the nearby Trader Joe’s, Fred Meyer, WinCo Foods or Walmart, all of which are within a 2-mile drive of the neighborhood.

Driving to Portland
“Freeway access is a huge draw to the community,” Noble says. “It makes it easy to access the city center and large nearby employers like Nike. I would say it’s the most convenient suburb in the area outside of downtown Portland” Westlake is around 9 miles and a 20-minute drive from the active streets of downtown Portland, but the area’s quiet streets provide a walkable and quiet escape from the city’s energetic atmosphere.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data.
