The 900 residents in this tiny Missouri city enjoy lake outings, proximity to retail and ease of access to Kansas City. “We don’t have very many lake communities in what we call the Northland here. The lakefront communities we do have are much more expensive. Homes can go for $1 million in other places. It’s much cheaper here,” says Tiffany Allen, a Realtor with Better Homes and Gardens, who’s been selling homes in the area for 12 years. “It’s also got a really sought-after school district.”

Spend the day on Lake Waukomis
The 90-acre Lake Waukomis is the playground of choice for residents. Motorboating, fishing, kayaking, and swimming are popular pastimes here.
At Lake Waukomis South Park, on Northwest South Shore Drive, locals can play a game of tennis or basketball, watch their kids romp around the playground, or walk their dogs along the paved trails. Frank Vaydik Park, on Northwest Wakomis Drive, is the go-to spot for a picnic next to the creek.

Lake Waukomis isn’t a cookie-cutter community
Established in 1947, the community’s streets brim with diverse housing options. Colonial Revivals, split-levels and classic ranch houses share the roads with more modern-style homes. “It’s a real mix of homes that need some love and those that have been fixed up,” Allen says.
Residences circling Lake Waukomis enjoy waterfront views, while other homes are located close enough to walk to the lake. Towering trees provide welcome shade and greenery throughout, enhancing the community’s curb appeal. “The one downside is that roads are very small and narrow and parking is limited,” Allen says. “That can be a struggle when you’re trying to entertain.”
The average sale price hovers around $400,000. A three-bedroom, two-bath may cost around $300,000, while a four-bedroom, three-bath with lake views could fetch $600,000 or more. “The market everywhere in this area is going crazy,” Allen says. “Homes are selling very quickly, usually within a few days if they’re priced correctly.”

Public school students may attend Thomas B. Chinn Elementary, Plaza Middle and Park Hill High.
