Suburban Hampton Hills is close to city, and state, amenities
Hampton Hills is a tidy, traditional neighborhood with HOA-maintained lawns, sidewalk-lined streets and plenty of mature trees. One of its draws is its location nearly halfway between Tampa and Orlando, 35 and 55 miles away. Another draw is its location in Lakeland. The neighborhood is so close to Lakeland Square Mall that many residents can walk there, and it is not far from Interstate 4. The busy highway spans most of Central Florida, giving residents access to theme parks and beaches.
Newly built new traditional homes on sidewalk-lined streets
Homes in Hampton Hills are new traditional style, built after 2000, with three or four bedrooms and two-car garages. They sit close together on landscaped lots. Palm trees dot front yards, and backyards sometimes feature pools. Prices range from $300,000 to around $400,000, with higher-priced homes often spanning over 2,000 square feet and including three-car garages. On the CAP Index, Hampton Hills rates a 6 out of 10, two points higher than the national average. This is mainly due to its burglary and larceny scores, which are 8 out of 10.
Students attend Polk County Public Schools
Polk County Public Schools covers the area and offers controlled open enrollment, allowing students to apply for any school in the state that hasn’t reached capacity. The schools zoned for the neighborhood are Griffin Elementary, which rates a C on Niche; Sleepy Hill Middle, which also rates a C; and Kathleen High, which rates a C-plus. Kathleen High offers extracurricular activities like Future Farmers of America, Chess Club and the Air Force Junior Reserve Officers’ Training Corps (AFJROTC).
Close to Douglas M. Cook Park and Lake Parker
One of the closest green spaces to Hampton Hills is Douglas M. Cook Park, which features a playground, walking trails and a dog park. Lake Gibson is about 3 miles away and is a popular spot for fishing and boating. Lake Parker, the city’s largest lake, is less than 10 miles away and is known for boating and fishing. The adjoining park, Lake Parker Park, offers tennis and pickleball courts, walking paths and a playground.
Residents shop at Lakeland Square Mall and and dine out at popular chain restaurants
Lakeland Square Mall is just east of the neighborhood. It features national retailers like Bath & Body Works, Dillard’s and H&M. The mall also contains a Cinemark theater, where residents can catch the latest blockbusters and Urban Air Trampoline and Adventure Park, which offers indoor fun and exercise. Target, Lowe’s and chain restaurants are located just outside the mall, close to U.S. Route 98. Publix Field at Joker Merchant Stadium is a little farther east, near Lake Parker, home to the Flying Tigers, Lakeland’s minor league baseball team. The Detroit Tigers also use the stadium for Spring Training from late February to late March. Lakeland’s downtown district is about 6 miles away and home to many of the city’s locally owned restaurants, bars and coffee shops.

Residents attend the city’s events, including Jellybean Jubilee, which celebrates Easter with an egg hunt, bounce houses and face painting, and Taste of Lakeland, which showcases the city’s local food scene.
Nearby Interstate 4 connects residents to the rest of Central Florida
Kathleen Road runs near the neighborhood’s west side and connects to Interstate 4. The major highway connects to Tampa, about 35 miles away and Orlando, about 55 miles away. Citrus Connection buses stop along Sleepy Hill Road. Lakeland Linder International Airport is about 10 miles outside of the neighborhood and flies to multiple cities along the East Coast and Puerto Rico.
