They’re expanding because of the Geico corporate offices and a few other large companies like Walmart and Amazon,” says Kelley Vogel Blackburn, a local broker associate with Vogel Realty Services, Inc. “The companies work with the local airport, which is part of the reason for all this huge industrial growth.” The community’s culture is defined by aviation. Many locals take flight lessons and attend aviation-themed events. Residents also enjoy access to the beaches of Tampa without the hustle and bustle of the big city.

“You’ve got starter homes and single-family homes, but not anything big. The average price is $350,000 and it goes up to $500,000. And the newer homes haven’t been totally built up yet, there’s still plenty coming,” Blackburn says. Wood-frame constructions from the 1950s sell for between $230,000 and $280,000. Homebuyers can purchase 1980s ranch-style houses for between $310,000 and $380,000. Contemporary-style single-family homes built within the last decade are valued between $320,000 and $400,000. Most neighborhoods have homeowners association fees. Winston includes gated communities like Carillon Lakes, where stucco-exterior single-family houses sell for between $290,000 and $370,000. Early-2000s stucco-exterior condos sell for between $290,000 and $340,000. Homebuyers should be aware that the airport can be noisy.

Local children often begin their educations at R. Bruce Wagner Elementary School, which has a B-minus Niche rating and a 17-to-1 student-teacher ratio. Lakeland Highlands Middle School students are 56% proficient in math and 52% in reading. The school has a B Niche rating. Teens often move on to George W. Jenkins Senior High School, which has a 97% graduation rate and an A-minus Niche rating. The school offers Advanced Placement classes. Florida Southern College is more than 4 miles east. Just south of Winston, the Alafia River Reserve has 334 acres of wetlands, including hiking trails and picnic areas. The neighborhood of Towne Park Estates has a playground. There are various restaurants just outside the neighborhood. For authentic Mexican tortas, tostadas and quesadillas, residents visit the Tacos & More food truck. Folks travel to Lakeland’s downtown to chow on jambalaya, crawfish pot pie and other New Orleans-inspired specials at Harry’s Seafood Bar & Grille. She also recommends that residents travel further into Lakeland for dining. “Scarpa’s Italian is one of my favorites. And Bay Street Bistro is delicious too,” Blackburn says. Lakeside Village has retailers like Bath & Body Works and Versona. Residents buy their own cooking ingredients at the Publix just off West Pipkin Road. On Drane Field Road, Fancy Farms Market sells locally grown fresh produce.

A drive-in theatre, a flight museum and more
CMX Cinemas has a location in Lakeside Village, and in the summer and fall, folks pull up to Silver Moon Drive-In Theatre to watch new film releases.
