Western Denver suburb cherished for rural charm
Before becoming the suburban neighborhood it is today, Eiber was the home of farms and agricultural enterprises owned by Lakewood, Colorado’s earliest settlers in the 1860s. When streetcar routes from downtown Denver expanded to serve the area in the 1920s, subdivisions with more housing started being built in the newly commuter-friendly neighborhood; local farmers even traded growing crops for real estate ventures! As the city of Denver continued to grow rapidly and streetcar routes from downtown expanded through the area, this once-rural neighborhood developed a “subrural” feel that Eiber residents continue to cherish today. Large lots, especially along Lakewood Gulch, allow for keeping horses, chicken coops and hobby farms — an uncommon amenity when living within 15 miles of a major urban center and "Residents love the country feel of the neighborhood's quiet, tree-lined streets and having some privacy with more distance between neighbors," says Trish Kelly, a local pet-friendly Realtor who lives in the neighborhood and donates five percent of her rate to local adoption centers. "All you hear in the morning are birdsongs and people mowing their lawns," Kelly says, adding that the community is also "Very friendly, it's like living in Mayberry; neighbors pass sugar to one another while dogs visit their friends back and forth across their owners' chainlink fences." While Eiber was a "Well-kept secret until a few years ago," the neighborhood has become "very in-demand" for its uniquely pastoral, yet suburban, setting where residents can finish collecting fresh eggs from their chickens before walking to the local light rail station to spend a fun night out in the city.
Eiber's agricultural charm can still be felt along its quiet, curbless streets.
Some more modest brick-ranch homes sit on tree-lined streets.

Spacious Lakewood homes with acreage for animals
With an average sales price of $590,000, homes in Eiber sell for around the same amount as those throughout the surrounding Lakewood area, but offer both more land and space between neighbors. Throughout the neighborhood's subdivisions, homebuyers can find some antique Queen Anne Victorians, colonial revivals and Tudors still standing, but most homes were built after World War II and feature popular styles from the time, like ranch-style homes with their low profiles, small frames and minimal decoration. In addition to newly built, two and three-bedroom townhouses selling for as low as $520,000, homes in Eiber typically range between three to four-bedroom, mid-century cottage, bungalow and ranch-style homes that feature up to a whole acre of land and sell from about $560,000 to $800,000 dollars. Four and five-bedroom, rural mansion homes are also available starting just above $1 million and feature elegant, custom designs as well as almost 4,000 square feet of space sprawling across two full acres of highly landscaped or agricultural land.
Don't be surprised to find goats or horses living next door to you in Eiber.

Jefferson County School in the neighborhood
Thanks to Jefferson County School District No. R-1, students in Eiber can get a quality education without leaving the neighborhood. Students can attend schools like Eiber Elementary and Creighton Middle, which received ratings of C-plus and B-minus from Niche. Older students can continue their education at Lakewood High, which received an A rating and is considered the second-best public high school in Jefferson County by Niche. Lakewood High offers enrollment in the International Baccalaureate program as well as award-winning student activities like their theater company which has previously been recognized by the Colorado State Thespians organization. Alternately, students can also attend Jefferson County Open, a K-12 public school where students graduate based on demonstrated competencies and a credit system rather than traditional grades.

Getting outdoors in northern Lakewood
In Eiber, residents can walk to local greenspaces like Holbrook Park and James J Richey Park on the other end of the neighborhood to take their dogs out, enjoy the day or pass a frisbee in wide-open grassy fields. Both parks also feature playgrounds where neighborhood kids can play the day away and use their imaginations. To get active, people of all ages can head to the Charles Whitlock Recreation Center, which offers a fitness studio and courts for pickleball, volleyball and basketball. Residents can sign up for an exercise class, enroll their kids in a youth league or just stop by for a pickup game.
Alternately, the Rocky Mountains are also just 20 minutes to the west for those wanting to enjoy a lifetime of skiing and hiking.

Get to downtown Denver or the Rockies via light rail or highway
While there aren't many sidewalks in Eiber, roads are generally smooth and flat, making a long walk or nice bike ride to the store possible. For those who want to get beyond their immediate area, public bus lines circulate main thoroughfares of the area like Wadsworth Boulevard, while the light rail is also accessible at the local neighborhood stop, Garrison Station. After walking to the station, residents can head west to spend a day exploring Golden or about thirty minutes east to Denver to commute to work or enjoy the city's many attractions. For those driving, Denver is about eight miles away and residents can get there in about 15 minutes via the 6th Avenue Freeway. To get to the Denver International Airport, residents can head about 30 miles east across town along Interstate 70, while, for the closest hospital, CommonSpirit St. Anthony Hospital is just three miles southwest off of Union Boulevard.
