A walkable neighborhood in a dynamic area
Morse Park is a dynamic, walkable community in the heart of Lakewood, Colorado. Less than 9 miles from downtown Denver, the neighborhood offers the conveniences of urban living in a setting surrounded by large parks, a wildlife sanctuary and micro-farms. Its proximity to major highway arteries makes the neighborhood especially appealing to city commuters.
Colfax Avenue constitutes the southern border of Morse Park. This historic thoroughfare saw its heyday during the car-loving culture of the 1950s and 60s when restaurants and motels used unusual architecture, eye-catching neon signs and western-themed décor to entice motorists to stop for a meal or a night. Davies' Chuck Wagon Diner is one such place still in business that has earned a place in locals' hearts since 1957 and a spot on the National Register of Historic Places.

Morse Park’s history is in its homes
Homes in Morse Park sit on large lots back from leafy, tree-lined streets. While sidewalks are standard on the busier roads, that isn’t the case with many side streets. “Some of the home lots here are large enough that people run hobby farms from their backyards," says Rachel Nguyen, an eXp Realty, LLC broker. Single-family home prices have steadily risen in the past few years, ranging from $578,000 for a 1,160-square-foot ranch-style to $1.2 million for a 3,800-square-foot Craftsman. Former farmhouses and retrofitted outbuildings hint at the neighborhood’s past as an agricultural community. Revival styles, especially Tudors, began to dot the landscape in the 1920s until the Great Depression made their construction too expensive. Post-World War II, ranch-style homes were built in the area. "A lot of the older ranch houses have undergone extensive remodeling, especially those closest to 20th Street and Wadsworth," Nguyen says.
Much of Morse Park is heavily treed, and you'll find lots of tudor and traditional homes with large yards in Morse Park.
While not as common, there are some newer builds and renovations in Morse Park.

Good schools and spirited students
Students living in Morse Park are zoned for Slater Elementary, which has a B-rating from Niche. The school serves kindergarten through grade 5 and has a student-teacher ratio of 14-1. Creighton Middle holds a B-minus rating and a 16-1 student-teacher ratio. Lakewood High School boasts an A-rating. The school rose to viral fame in 2013 when the student body scored a private Katy Perry concert by winning a "Good Morning America" lip-dubbing contest.

Parks, pools and playgrounds
Near the center of the community sits a 20-acre green space called Morse Park. This expansive park features a swimming pool, several sports fields, horseshoe pits, a playground and six tennis courts. The Charles Whitlock Recreation Center offers locals a heated pool, a fitness studio and weight room, racquetball courts and four outdoor pickleball courts. The center also has a “Feel the Beat” vibrotactile floor, allowing the hearing challenged to enjoy the beats of dance and music. Crown Hill Park is a 242-acre urban wildlife refuge. The park has 9 miles of trails that meander through the natural areas and surround the 55-acre Crown Hill Lake and the smaller Kestrel Pond. Bird and wildlife watchers are often rewarded with sightings of bald eagles, herons, deer and foxes. Anglers fish from the lake and pond’s shores in hopes of catching bass, crappie and perch.

A bevy of shopping options
The neighborhood is home to several retailers, including a Walmart Supercenter. Just a few minutes’ drive brings one to downtown Lakewood. The Belmar shopping district is home to over 80 merchants, including Best Buy, Sola Salons and DSW. A Touch of Colorado is a small boutique that celebrates — and sells — Colorado art.

Rock parties and Apple festivals
In June, Lakewood kicks off the summer season with a Rockin’ Block Party. The 2024 event will host rock bands and a nighttime viewing of the movie Jaws. Stay nourished with food trucks and vendor stalls from local restaurants and breweries.
The city celebrates its agricultural heritage in October with the annual Cider Fest Days. In addition to tractor pulls, live music and vendors, the event highlights the humble apple in all its glory — from ciders to pies to donuts.
Getting in and around the town
Morse Park is close to Interstate 70, U.S. 60 and central thoroughfares, which helps to keep commute times and stress levels manageable. Bus service is available from Lakewood to Denver.
