The Gateway to Whidbey Island
Located on the southern tip of Whidbey Island, Clinton serves as the island’s gateway to Greater Seattle. The always-busy — at least during warmer months — Mukilteo-Clinton ferry carries tourists to the island and residents to the mainland throughout the year. But Clinton itself is more than just a transit hub, offering residents a mix of rural charm and convenient access to both the island's natural beauty and mainland amenities. “It’s probably the best place on the island to be if you’re a commuter,” says local broker Dan Fouts of Windermere Real Estate, who has lived in the area for 16 years. “It’s a popular spot for Boeing employees who don’t want to live in a standard Seattle suburb, and with a lot of high-skill workers who only need to go into the city once or twice a week. You definitely get the island feel, but you’re just 20 minutes from the mainland.”
The main mode of transportation to and from the Clinton neighborhood is the ferry.

Modern homes with Possession Sound views
The housing market in Clinton features a range of options, from modest cottages to more upscale waterfront homes. Many residences offer large lots, providing privacy and space for gardening or outdoor activities. The architectural styles vary, including traditional farmhouses, midcentury modern homes and contemporary constructions. Waterfront properties are particularly sought-after, offering views of the Possession Sound — part of the larger Puget Sound — and the mainland, as well as access to private beaches. Inland homes in Clinton start at a lower price point than in other South Whidbey towns like Freeland and Langley, with smaller cottages occasionally selling for under $400,000. However, most properties in town sell for $500,000 to $800,000, while waterfront houses generally go for $1 million to $2 million.

Possession Sound Preserve’s coastal views
Clinton is surrounded by natural beauty, with numerous parks and recreational areas. Possession Sound Preserve is a local favorite, offering trails, picnic areas, and beach access for fishing, kayaking, and beachcombing. The park’s scenic views of the water and surrounding forests make it a popular spot for both residents and visitors. Deer Lake Park, located just inland of the town center, is another recreational hotspot, offering swimming, fishing and boating opportunities. The lake is surrounded by wooded areas, providing a serene setting for outdoor activities. For a more standard city park experience, Dan Porter Park features a playground and athletic fields, and hosts small community events throughout the year, including the annual Clinton Easter Egg Hunt. The Clinton Library, located next to the park, regularly hosts children’s events.

South Whidbey schools
Most students in Clinton attend South Whidbey District public schools, though there are a few small private options in the area. South Whidbey Elementary has a B-minus on Niche, while South Whidbey Middle School has a B grade. South Whidbey High School earns a B and offers college credit to students via its Running Start program. Even with the Clinton Ferry, it takes over an hour to get to the nearest college campus, so most students who participate in Running Start take their dual enrollment classes online.
A small but vibrant dining scene
Clinton's retail options are centered around its small business district. Locals looking to pick up groceries can head to Clinton Foodmart which features a range of fresh meat and produce, though residents often go a couple of miles inland to the larger Ken’s Korner Red Apple Market to do their weekly shops. The town also has several convenience stores, hardware stores and specialty shops. And while its dining scene is a bit more compact than South Whidbey’s other towns, it is home to a couple of popular and highly-rated restaurants, namely seafood-first diners Island Nosh and The Shrimp Shack at Cozy’s. Those looking to enjoy Puget Sound Vibes at a quintessentially Pacific Northwest-style brewery can visit the Thirsty Crab, which hosts live music throughout the year and is known for its rotating selection of craft ales.

Transportation
Clinton residents have easier access to the Mukilteo-Clinton ferry than anyone else on the island, so getting to Greater Seattle is relatively simple. The ferry runs every half hour from about 5 a.m. to 1 a.m., and it takes roughly twenty minutes to get from one port to the other. However, it still takes about 45 minutes to get to the Boeing offices and major shopping centers in Everett, and that’s without factoring in any time spent waiting for the ferry to arrive. Island Transit provides bus services throughout Whidbey Island, including routes that connect Clinton to other towns such as Langley, Freeland and Coupeville. It’s a 6-mile drive to Langley and a 9-mile drive to Freeland. While cars are far and away the dominant mode of transportation on the island, road cycling has become increasingly popular as a means of getting around.
