A more affordable side of Sonoma Ranch
Located 6 miles from Downtown Las Cruces, Sonoma Ranch East has the largest variety of housing options in the Sonoma Ranch community, an area popular for its proximity to hospitals, schools and shopping. “Sonoma Ranch has this fame of being a high-luxury area,” says Manny Patino, a Realtor with Patino Real Estate who’s sold homes in Las Cruces for 12 years. “Homes in Sonoma Ranch East are generally newer and more affordable.” The neighborhood is a collection of subdivisions, and while there are more affordable options here, there are also high-end custom homes in gated communities. The overall CAP Index Crime Score is 1 out of 10, lower than the national average of 4.
Within 4 miles, residents can access MountainView Regional Medical Center, the Sonoma Ranch Golf Course, and the retailers along Lohman Avenue and Northrise Drive. Doña Ana Community College is in the neighborhood’s west, and nearby houses of worship include Morning Star United Methodist Church and Temple Beth-El.

Ranch-style and custom homes with a Spanish feel
“Homes here are a little closer to the Organ Mountains than other areas of Sonoma Ranch, so more homes have ideal views,” says Peggy Stevenson, a Realtor and associate broker with Better Homes and Gardens Real Estate Steinborn and Associates who’s sold in the area for 11 years. Xeriscaped yards—those requiring little to no irrigation—line the neighborhood’s sidewalk-lined streets, and the sounds of kids playing basketball in paved driveways is common. Most homes here are 2000s and 2010s Spanish-influenced ranch-style homes, with clay-tiled roofs and earth-toned stucco exteriors; new construction ranch-styles and two-story homes are also available and have the same Spanish feel. Sizes can range between 1,400 and 2,800 square feet, and larger, newer homes are typically more expensive. Prices range from $273,000 to $425,000.
The neighborhood also has custom-designed homes that blend Spanish designs with Pueblo Revival elements, including flat roofs and vigas—wooden beams that protrude from exterior walls. Sizes range from 1,900 to 2,600 square feet. High-end finishes, like exposed beams and stacked-stone fireplaces, make these more expensive, ranging from around $400,000 to $580,000, depending on size.
Monthly homeowners association fees vary by subdivision and can cost between $7 and $14 for most communities, covering street maintenance. The Del Prado subdivision has a community pool, which raises the monthly HOA fee to $71.
The neighborhood’s most expensive homes are in the Sonoma Ranch Estates gated community; these can sit on up to an acre, often have backyard pools and are typically around 3,000 square feet. Homes here don’t come on the market often and can cost around $800,000. Annual HOA fees are between $600 and $1000, covering security, landscaping and road maintenance.
Most Sonoma Ranch East homes are Spanish-influenced ranch-style built in the 2000s and 2010s.
