In Meadows Village, high-rise condos overlook iconic Las Vegas landmarks and neighbor the towering STRAT Hotel. "The condos in Meadows Village have some of the best views of the Strip. They are fantastic," says Realtor Nichole Teter of BHHS Nevada Properties. Teter has sold homes across the area for over 15 years. At less than a square mile in size, the neighborhood is minutes from the Las Vegas Strip and features popular attractions such as the STRAT Hotel, Casino and SkyPod, where visitors dine more than 800 feet above the famous Las Vegas Boulevard Gateway Arches. Proximity to the Strip is everything to locals, especially for those working in the area. "There are a lot of people who own or rent here because they work in or around the Strip," says local realtor Rob Pistone, owner and partner with Keller Williams VIP. Pistone has sold homes across the city for nearly three decades. "And I know a few people who live here like to go out on the Strip."

The internationally acclaimed STRAT Hotel, Casino and SkyPod, is the community's shining star. Visitors dine at the Top of the World restaurant with its 360-degree revolving dining room, enjoy a craft cocktail on the Observation Deck or get an adrenaline rush on one of the gravity-defying thrill rides. The Golden Steer Steakhouse is iconic for its retro aesthetic and the big gold pig that's outside. "It's like a time warp into the 1970s," Pistone says. The menu includes various steaks, from filet mignon to Tomahawks. "On occasion, locals will head down to the Strip to enjoy a night out of the house," Teter says. Over 4 miles down the road, locals can watch the dancing Fountains of Bellagio, shop the stores at Grand Bazaar Shops or dine at a renowned restaurant like Gordon Ramsay's Hell's Kitchen. The Smith's in Sahara Towne Square offers a nearby option for grocery shopping.

The allure of The Allure
Residential real estate is scarce in this urban pocket of retail and industry. Occasionally, a vintage 1940s single or multi-family home will come up for sale, but developers usually grab it. These single-family homes typically cost between $350,000 and $500,000, while multi-family homes cost between $800,000 and $1 million. But the available housing stock is mainly condos. Constructed in the early 2000s, Allure Las Vegas is a 41-story luxury condo tower off The Strip on West Sahara Avenue. Buyers choose from 15 different floor plans, ranging in size from 660-square-foot studios to 4,200-square-foot penthouses. Each of the 428 units has a private balcony, providing views of the Las Vegas Valley. Most units feature floor-to-ceiling windows, Italian porcelain tile flooring and granite countertops. Community amenities include a concierge, valet, 24-hour security, resort pool and spa with cabanas, fitness center, business center and designated parking spaces. A two-bedroom, 1,200-square-foot unit can cost between $450,000 and $500,000, while three-bedroom units cost between $515,000 and $575,000. Penthouses cost over $1 million.
