The Northwest Area offers understated upscale living about 7 miles away from downtown Las Vegas. Potential buyers can find subdivisions, gated communities and HOA-free properties with ample space, access to shops and restaurants, and views of the mountains from the Las Vegas Range. "You've got a lot more space out here, and you're pretty close to freeways and the downtown," says Ken Blumberg, a broker associate at Real Broker in Las Vegas with more than 10 years of experience. The neighborhood attracts buyers looking for homes with ample space without sacrificing proximity to the downtown area.

Gated communities and half-acre lots
Two-story and ranch-style homes are common in the area and come in a variety of styles, from Spanish Mission to new traditional, but nearly all feature stucco exteriors, tiled roofs and attached two-car garages. Desert landscaping with decorative stones, shrubs and succulents populate the community, although some homeowners splurge on grass lawns with irrigation systems. Northwest Area is home to several gated communities with HOA fees that cost between $55 and $110. However, potential buyers can also find non-HOA properties with half-acre lots and horse pastures, many of which are located in the neighborhood’s southern half. Prices for a four-bedroom home typically range from $400,000 to $550,000. Properties with larger lots and no HOA fees tend to cost more and can reach up to $685,000.

Road Kill Grill and Big Dog’s Brewing
John Mull’s Meats has been a long-time community staple and won the title of Best Butcher Shop in America in USA Today’s 2023 Readers’ Choice Awards. Rancho Drive to Interstate 11
Wide streets and sidewalks provide space for joggers and cyclists, but most people drive. However, there are bus stops on Rancho Drive, Cheyenne Avenue, Craig Road and Decatur Boulevard. Rancho Drive — or simply “the highway” or “the freeway” to locals — is a major artery on the neighborhood’s western border that connects to Interstate 11. The Last Vegas Strip is 11 miles away, and Harry Reid International Airport is a 17-mile drive away on Interstate 15. Medical care is about 3 miles away at MountainView Hospital.

Patriot Park is a patch of green in the desert
Many gated communities have their own playground or recreational amenities, but there are other parks in the area. Patriot Park is a green reprieve from the surrounding desert. It features covered playgrounds, picnic areas, bathrooms and a small splash pad. It’s also a popular spot for games of tennis or pick-up basketball. A dog park, sports fields and another covered playground are at Children’s Memorial Park across the highway. Nostalgia is in no short supply at Crystal Palace Skating Center to the west. The roller-skating rink has weekly events like cosmic skate night on Fridays, where skaters glide on the polished wood track under black lights. Los Prados Golf Club is open to the public and offers an 18-hole course and practice facilities. Those looking for more outdoor fun can head 15 miles away to Red Rock Canyon National Conservation Area, which has miles of trails for hiking, mountain biking and horseback riding. There’s also a 13-mile scenic drive that offers views of rolling sandstone hills, multi-hued rock formations and deep canyons.

Clark County School District
Public school students are zoned for Clark County Schools District, starting with Claude and Stella Parson Elementary School. The C-minus elementary school serves students in kindergarten through Grade 5. From there, middle schoolers head to Theron L. Swainston Middle School, which also receives a C-minus. Cheyenne High School earns a C-minus and offers dual enrollment classes and career and technical education courses.

Access to Rancho Drive is a double-edged sword
The regional North Las Vegas Airport is just south of the neighborhood, but noise is hardly a factor, according to Ava Schmidt, a real estate agent with Brenkus Realty Network. At the same time, coveted access to nearby freeways means buyers can expect busy roads and some additional noise. Many subdivisions have protective perimeter walls to add a level of separation from the bustling streets. The desert climate means the area averages less than 5 inches of precipitation a year, and the average summer high temperature is 104 degrees.
