Coming right up to the edge of the Long Island Sound, Lattingtown is a small village known for its friendly community, sizeable properties that offer a peacefully secluded atmosphere and abundance of country clubs, where much of its social events are based. “I think it’s a special place to live,” says Christy Porter, an associate broker at Daniel Gale and Sotheby’s International Realty. “It has access to the water because most of the clubs like the Creek Club and the Glen Cove Golf Club are all abutting the Long Island Sound.” Lattingtown balances these qualities with shopping and dining less than 2 miles away in Locust Valley when residents want it as well as a relatively easy commute to New York City. From Locust Valley Station, the train takes commuters to Pennsylvania Station in about 70 minutes. “We offer a lot in the proximity to Manhattan for work, theater, restaurants and so forth, which makes it very desirable, but it’s also a wonderful weekend community,” Porter says. For many residents, the country clubs and waterfront provide plenty of weekend and weeknight entertainment.
Homes in Lattingtown are zoned for at least 2 or 3 acres, giving potential homeowners the opportunity to own large yards. These homes start as low as $600,000 for a home that needs a lot of work to around $6 million for a large, updated home on extensive acreage and amenities like private pools. Most homes in the neighborhood, however, sell for over $1 million. Despite these higher price tags, the housing market in Lattingtown is thriving. “We have low inventory,” Porter says. “Houses go quickly, and they often go over asking.”
Lattingtown is served by the Locust Valley Central School District, which has an A on Niche. Children attend schools like Ann Macarthur Primary School, Locust Valley Intermediate School and Locust Valley Middle and High School. The high school’s journalism program, student newspaper and music program are award-winning, with about a third of students choosing to become involved in the music program.
Residents love spending time at the 42-acre Bailey Arboretum, where they can walk their dogs along beautifully tended paths, see its rare Dawn Redwood trees and let kids have fun in its interactive kids’ play area. The arboretum also frequently hosts community events like yoga classes and wine and painting nights. Many residents join country clubs like the Creek Club for its added social events as well as access to amenities like golf, tennis and pickleball courts as well as private beaches like Creek Club Beach. When they want to visit a bigger beach, Charles E. Ransom beach is just 3 miles away, making it the perfect place to relax on the sand or play in the water close to home.
Lattingtown itself consists almost entirely of homes and country clubs, but residents can find shopping and dining in Locust Valley’s quaint downtown just 3 miles away. According to Porter, the proximity to Locust Valley is another major draw for residents who want the peace and privacy of Lattingtown but love having Locust Valley’s abundance of entertainment and dining options so close to home. Locals pick up groceries at Locust Valley Market, explore its cute boutiques and love eating fried chicken at Buckram Stables Café or brisket and cornbread at Stuey’s Smokehouse BBQ. This balance between the quiet and privacy of Lattingtown’s large properties, the beauty of the waterfront and good schools with nearby entertainment and an easy commute to the city make it the perfect place for many people to put down roots.
