The Pinckney Neighborhood is where the past meets the present.
A neighborhood mixing historic character with modern flair
Lawrence was well known for its role as a free state stronghold during the Civil War, but Pinkney residents long felt uneasy about the neighborhood's name. Once called Pinckney, and spelled with a 'ck,' this name denoted a pro-slavery plantation owner. As such, in 2021 the community voted to change the name to Pinkney the surname of a staunch anti-slavery advocate. Today, this neighborhood located on the edge of downtown Lawrence stands out with its Victorian-era houses and vernacular builds from the same period. “It’s got some beautiful, old historic houses and offers close proximity to downtown Lawrence,” says Nicholas Lerner, a Realtor with McGrew Real Estate, who’s made a few sales in Pinkney. “It’s got a great neighborhood feel and a close community.” An increasing number of people are also working to infuse a little modern flair into the neighborhood’s look by building contemporary houses with industrial features. Studio 804, a renowned architecture program at the University of Kansas, designed one of these new houses. “Also, if you’re looking for an older house or a fixer-upper, you can go to Pinkney to find some things that could be good projects to really up the value and have a super nice house,” says Dennis Brown, former president of the Lawrence Preservation Alliance. “Pinkney is just getting discovered right now, I think.” Several outdoor sites complete the neighborhood’s appeal and many here can easily access Burcham Park to the east where they can treat themselves to views of the Kansas River.

From Victorian era houses to sleek 21st century builds
Like many neighborhoods that border downtown Lawrence, the houses in Pinkney sit along streets lined with groups of tall, mature trees. The housing styles throughout Pinkney reflect generations ranging from the Victorian era to the mid-20th century to the present date. Parts of the neighborhood feature two-story Queen Anne cottages on the same block as Craftsman bungalows and midcentury modern homes. In between, residents will also find a smattering of contemporary builds with strong 21st-century features. The Studio 804 house, for example, has a distinct rectangular-shaped second level with a flat roof and boasts a smooth wood exterior and a prominent glass front on the second-story balcony. Traditional ranch-style houses with a mix of brick and clapboard exteriors exist in other parts of Pinkney. Price points can go from $185,000 for a 1,000-square-foot ranch-style house to nearly $400,000 for a Queen Anne cottage with a larger footprint. Houses described as investment opportunities can also run between $130,000 and $180,000. Condos and townhouses are also available here and can go for around $100,000 to $160,000.
Dining and watering holes along West Sixth and in downtown Lawrence
While many here take advantage of the neighboring downtown dining scene, a few other destinations exist around the neighborhood. West Sixth Street forms the neighborhood’s southern border and passes through a cluster of chains. Community staples here include the R Bar & Patio, where patrons can enjoy a cold pint, plates of wings and pulled pork sandwiches. A little farther south are other Lawrence institutions and nighttime hangout like Louise’s West, or right across the Kansas River: Johnny’s Tavern. Nearby, the Tokyo Sushi Bar, features colorful Japanese decor. In downtown Lawrence, numerous city staples run out of rows of vintage brick buildings along Massachusetts Street. One of the first places residents see when coming down Massachusetts Street is the Free State Brewing Company, which has been serving craft beers since the late 1980s. The Dillons in neighboring Deerfield offers a grocery shopping option.

River walks and rides at Burcham Park
Residents looking to stay active or to keep their children busy have no shortage of options in Pinkney. Many here can easily access Burcham Park to the east for walks, jogs or bike rides along the banks of the Kansas River. They can also walk the half-mile nature trail to Constant Park, passing groups of cottonwoods along the way. The “Keepers of Our Universe,” limestone sculpture made by the late Lawrence artist Elden Tefft, is also a prominent landmark here. The Burcham Park Trail also provides a connection to Sandra J. Shaw Community Health Park, which features 8 acres and a lake popular with anglers. A short distance south is Woody Park, which borders the Lawrence Memorial Hospital campus, and has a field for baseball and softball games.
Free State High School has good sports programs.
Strong schools with STEM activities
Students here start at Hillcrest Elementary School, which receives a B from ratings site Niche. They then go on to West Middle School, which receives a B-plus from Niche. West Middle offers unique extracurriculars like a Pokemon Go Club. Some of the middle school’s classes conduct fun experiments like building solar ovens out of pizza boxes. To finish their secondary education, students attend the highly rated Lawrence Free State High School. Niche gives Lawrence Free State an A-minus and ranks it among the top 20 best high schools for STEM in the state. The high school’s student groups include a Women in STEM club.
Pinkney Potluck Brunch and downtown festivals
Pinkney hosts its annual Potluck Brunch in Clinton Park each June. The event features attractions like a bounce house for children and games like cornhole. Those attending usually bring food to share with their neighbors. For additional entertainment, residents can attend downtown events like the annual Salute!! A Festival of Wine and Food in July, which spans several days and features wine, beer and food samples at more than a dozen establishments.
LMH Hospital is close by making it easy to get to those Doc. appointment.
Home to the Lawrence Memorial Hospital
Those needing medical care don’t need to travel far as Pinkney is also home to the Lawrence Memorial Hospital campus. Interstate 70 runs along the neighborhood’s northern bounds, allowing residents to quickly get on the commuter route to Topeka and Kansas City. The southern end of Pinkney is a few blocks from downtown Lawrence. Nearby is the city’s Amtrak station, which serves a stop for the Southwest Chief Train. Lawrence Transit buses that serve the neighborhood provide more alternative transportation options. For out-of-state flights, many here go to the Kansas City International Airport about 50 miles east of Lawrence.
The bus stop on W. 6th St give residents easy access to the rest of Lawrence and beyond.
