Lawrenceville is a city on the rise as healthcare expansions, new businesses and residential growth reshape this Atlanta suburb. Founded in 1821, Lawrenceville Gwinnett County's second oldest and most diverse city is home to over 30,000 residents. "When I first arrived, it was desolate—there weren't many people. Now, things have changed," says 15-year resident Wascar Aracena, a Realtor with Cena Realty and Associates. "Lawrenceville is great for families, and new companies are drawing new homebuyers."
Just 32 miles from Atlanta, Lawrenceville is drawing attention with projects like the Sugarloaf Logistics Hub, a 2 million-square-foot master-planned campus that has already sold over 13 acres for multifamily housing. The development is attracting employers like Souto Foods, which plans to invest $28 million and bring nearly 70 new jobs to the area. Top workplaces in the city include Georgia Gwinnett College and Northside Hospital Gwinnett, the latter of which is constructing a new 230-foot tower to add 300 beds.
New trail coming to Rhodes Jordan Park
The city is working to improve its park system. A major project includes Discovery Park, a 45-acre development near Northside Hospital, expected to be completed by 2026. A short distance away, Rhodes Jordan Park spans 162 acres and centers around a 22-acre lake for fishing and boating, and a community pool. An old rail spur, once vital to the city's mill industry, is located here and is being transformed into a trailhead that will connect to downtown.
Baseball fans can cheer on the minor league Gwinnett Stripers' at Coolray Field from April to September. Lawrenceville Lawn hosts events at its amphitheater and is home to HYRO Park, a dog obstacle course. Notable events include the Lawrenceville Boogie in April, a music and art block party, and Around the World in the DTL in September, celebrating diversity with live music and crafts. "They say Gwinnett County is a melting pot. We are home to so many different cultures," Aracena says. The Lawrenceville Female Seminary, now the Gwinnett History Museum, and the Gwinnett Historic Courthouse highlight the city's history. The Lawrenceville Arts Center, which opened in 2021, offers performances throughout the year.

Developments near Coolray Field
Lawrenceville offers plenty of homes from the 1970s and 1980s and spacious lots dotted with oaks and maples. But this growing city has also added apartments, townhouses and planned communities around Coolray Field and Sugarloaf Mills. “Sugar Loaf Country Club is one of the best neighborhoods because of its amenities and proximity to shopping and the stadium," Aracena says. Other up-and-coming amenity-filled neighborhoods include Alcovy Village and Water Oak Estates. With a median home price of around $400,000, Lawrenceville has lower housing costs than Grayson and Suwanee. Townhouses near Gwinnett College are also becoming more common.

Small business in downtown Lawrenceville
Downtown Lawrenceville, with a historic courthouse as its focal point, has seen notable changes in recent years. "If you go to downtown Lawrenceville, there's a lot to enjoy — food truck festivals, community events, breweries and people walking around," Aracena says. "Duluth is also nearby for shopping." The city's history is on display in the Depot District, where old garment factories now house restaurants and shops. In 2021, the Lawrenceville Arts Center completed a $35 million expansion, making the downtown area more attractive. About 6 miles away, Sugarloaf Mills has over 100 stores and an outpost for Medieval Times.

Easy access into Atlanta via I-80
Lawrenceville is 32 miles from Atlanta, with quick access to Interstate 85, Route 29 and Highway 316, but traffic can be heavy. Gwinnett County Transit provides bus and commuter routes to downtown Atlanta. Briscoe Field Airport is 2 miles northeast, and Hartsfield-Jackson Atlanta International Airport is 40 miles away. In 2021, Lawrenceville officials announced new citywide restrictions on noise from construction sites, parties and loudspeakers.
