Mar Bella – or “beautiful sea” – is a fitting name for this quiet League City neighborhood surrounded by picturesque lakes and a resort-style pool. Entering the community, residents pass by a lighted fountain and palm trees to streets lined with Mediterranean-style homes. “It’s got a marina feeling without having congested city life,” says resident Tina Tomey, a Realtor with Foundations Realty. “It’s nice being halfway between Houston and Galveston.” Families are also attracted to the area’s highly rated schools and child-friendly atmosphere nurtured through neighborhood events. “It’s a very involved community. It’s more like an extended family,” she says.
Traditional 21st-century homes with a Mediterranean flair
Brick contemporary and traditional-style homes built in the 2000s sell for $310,000 to $745,000, depending on size and proximity to the lakes. The architecture is fitting of a seaside neighborhood. “Everything on this side of Highway 45 was designed with a Mediterranean feel,” says HOA President Linda Treadway, a Realtor with eXp Realty. “People are getting a little bit more away from that [style], but it’s kind of that look – rich woods and earth tones.” The annual HOA fee is $1,060, or $2,010 for residents in a gated northeastern section. The neighborhood’s CAP Index Crime Score is 2 out of 10, lower than the national average of 4. Flooding can impact areas around the lakes, but not as often as neighborhoods to the south.

Clear Creek Education Village’s school pipeline
Students are never far from home, as the neighboring Clear Creek Education Village is home to three schools. “It was really convenient for all of my kids to go to school so close,” says former resident Melissa Ard, a Realtor with eXp Realty. The neighborhood is zoned for the Clear Creek Independent School District, which earns an A rating on Niche. Students may attend Sandra Mossman Elementary School and Clear Falls High School, both earning A grades, and A-minus-rated Bayside Intermediate School.

Highways travel north to Houston and south to Galveston
Highway 146 runs along the neighborhood’s eastern edge, while Interstate 45 is 2 miles west. Both travel north toward Houston and south to Galveston. George Bush Intercontinental Airport is 47 miles north. A UTMB Health League hospital is 8 miles west, and HCA Houston Healthcare Medical Center is 33 miles away.
Recreational opportunities in and outside of Mar Bella
At the heart of the neighborhood, a resort-style pool overlooks a lake with fountains. The HOA recently invested $500,000 to renovate the pool, which Treadwell says “is the finest pool this side of Interstate 45. It’s gorgeous, it’s huge, it’s tropical. It looks like a hotel.” Paved trails make a 2-mile loop around the centrally located lakes. Nighttime walks are illuminated by LED-lit fountains that change colors for holidays or special events. They may be red and green during December or red, white and blue in January for the presidential inauguration. Nearby small beaches, including El Jardin Beach Park, are a welcoming atmosphere for picnics on the sands of Galveston Bay. Clear Lake is 4 miles north and offers leisure boating and fishing.

A night out on the Kemah Boardwalk
Kemah, a small city 3 miles north, has seafood restaurants with waterfront dining. “It’s a restaurant mecca,” Treadway says. Walls are lined with lighted fish tanks at Aquarium Restaurant, while the sun sets over Landry’s Seafood House’s patio. For turf instead of surf, T-Bone Tom’s serves up barbecue, while Bakkhus Taverna has homestyle Mediterranean dishes. The Kemah Boardwalk theme park features roller coasters and funnel cakes. Restaurants along Highway 146 include Brooklyn Pizza and La Brisa Mexican Bar and Grill. A nearby shopping center houses Marshalls and Walmart. Grocery options within 3 miles include H-E-B Plus and Kroger off League City Parkway.

Mar Bella’s events range from a chili and crawfish boil to a Mardi Gras golf cart parade. “There are lots of social events to get people out of their houses and meet their neighbors. It’s a very tight community, even as big as it is,” Treadway says. She added that when her mother turned 85, she posted a birthday notice on the neighborhood’s Facebook page, which resulted in children dropping off homemade cards. “They were people we didn’t even know. That’s the kind of neighbors that you have out here."
