Tuscan lakes has carefully crafted homes and an active community

As a long-time Tuscan Lakes resident, Troy Chase has a time-tested strategy when showing homes to potential buyers in the Tuscan Lakes community. “The home builders in Tuscan Lakes are very reputable, and they put a lot of care into the design of the homes,” says Chase, a real estate salesperson with the Troy Chase Realty Group of Keller Williams with over 150 sales in the area. “But the best way to sell homes here is to show the community’s close-knit vibe.” After showing one of Tuscan Lakes' well-crafted homes, Chase drives his clients around the neighborhood, giving them an opportunity to observe locals walking their dogs, kids riding scooters and friends lounging together under the pavilion at the village pool while toddlers run through the splash pad. “It’s Houston, so the weather is great, and everyone is outside,” says Chase. “It’s the perfect sales pitch.” Tuscan Lakes is conveniently located in League City, Texas, a rural stretch of quintessential “big sky” Texas within easy driving distance of both Houston and Galveston on Interstate 45. In 2003, The Johnson Development Corporation began developing 870 acres of land in League City, modeling the community aesthetic after the Tuscan region of Italy. The developers outlined four primary goals in their application with town officials: to provide a variety of housing options at multiple price points; to design high-quality and creative homes; to maintain the community’s identity through structured growth; and to include functional space for employment, shopping, education and recreation.

Curated subdivisions with pedestrian trails connecting them

The subdivisions and streetscapes in Tuscan Lakes were carefully curated to ensure that home prices reflected more than just square footage. More expensive homes were built on large plots in subdivisions closer to lakes and other amenities, while smaller lots are situated along the edge of the development closer to the major thoroughfares. A pedestrian trail system connects each of the separate subdivisions across Tuscan Lakes, fostering a genuine sense of community. The homes demonstrate traditional architectural plans with additional Tuscan-inspired exterior features, including stone facades and layered gable roofs. Other amenities include open floor plans, modern accents, backyard pools, covered outdoor living spaces and multi-car garages for boats, bikes and other toys. Three-bedroom homes are priced at $350,000, while four- and five-bedroom homes range from $400,000 to $550,000.

Recreation centers and parks with expanding facilities

Parks, lakes and recreation centers were always central to the Tuscan Lakes development. Locals enjoy private access to three community recreation centers, each of which contains a swimming pool, playground and cabana. Additional League City municipal parks border the community, including Hometown Heroes Park, which features a community center, indoor gymnasium and outdoor sports complex. Hometown Heroes Park is the hub for League City’s recreation programs – youth soccer leagues, swimming lessons, aquatic aerobics for seniors – and new additions are currently being added to the facility, including a Ninja Warrior-style fitness obstacle course and a dog park.

Convenient shopping near Tuscan Lakes with dining in nearby downtown League City

The commute into Houston and Galveston is easy, but most Tuscan Lakes locals prefer to run errands closer to home. Thankfully, the Hidden Lakes Shopping Center provides one-stop shopping for groceries and more, with national chains like Kroger and Walgreens alongside H-E-B and other local markets. Three miles to the west in midtown League City, the local Walmart Supercenter shares a parking lot with Lowe’s, Target and Best Buy, as well as restaurant chains like Starbucks and Chick-fil-A. The area is well-known for its authentic Hispanic food; established restaurants like Taqueria y Pupuseria La Famosa serve authentic El Salvadoran cuisine, while food trucks like Tacos El Flaco sling street tacos during the lunch rush. After dinner, locals grab a dessert from Bahama Buck’s, or enjoy League City’s growing craft beer scene at Backyard Brewing Company and Strong Arm Brew Works.

Highly ranked public schools including Bayside Middle School

Students in Tuscan Lakes begin their education at Jake Silbernagel Elementary, a B-minus-rated school on Niche with outreach programs for both English and Spanish speaking families. Bayside Middle School received an overall A-minus rating from Niche, and the teachers rank among the top 5% on Niche’s list of Best Public Middle School Teachers in Texas. The town gathers under the lights each Friday to watch the Gators of Dickinson High School, a B-rated school on Niche.
