The Village of Poinciana is a small neighborhood in the country’s largest retirement community, The Villages. Homebuyers are drawn to The Villages for countless reasons, from the luxurious amenities and athletic facilities to the many social clubs and recurrent events. “It’s so fun here,” says resident Debbie Martin, a Senior Real Estate Specialist with RE/MAX Premier Realty. “There’s a celebration for every holiday, like Christmas and Mardi Gras. I swear they even invent things just to have parties at the town squares.” The Village of Poinciana is only a couple of miles from the nearest town square and is at the heart of the recreational scene. Rolling greens border two sides, and recreation centers sit near either end of the neighborhood. About this location, Martin says, “This middle section is where they built a lot of the amenities. Farther south, it’s more homes, so you have to go farther to get to a recreational center.” She says that when the main mode of transportation is a golf cart, being less than a mile from sports courts and pools makes a difference.

Recreation centers all around
The Allamanda Recreation Center is in the Village of Poinciana. Its wall-papered interior is cozy and lively, home to billiards and gathering rooms where residents from various villages come together to enjoy their hobbies. Outside, the tennis courts are always busy. According to Martin, the pickleball courts are, too, although folks have to take a course before enjoying them. The recreation center also has a designated family pool, where many bring visiting family. Additionally, the village has its own adult pool open to all villagers and their registered guests aged 30 and up. Another village recreation center sits on the neighborhood’s north side, with amenities similar to Allamanda’s. However, for the most extensive selection of activities, the regional complex on Poinciana’s south side is the place to go. SeaBreeze Recreation Center is a coastal-themed facility with driftwood floors and gathering rooms named after staple Florida beaches. It has tennis, platform tennis and sand volleyball courts. It also has a gym and sports pool. Unlike adult and family pools, sports pools are not for leisure but for serious swimmers looking to burn calories. “There are no lawn chairs by the edge of the pool because they want you to do your sports thing and get out,” Martin says with a laugh.

Two- and three-bedroom residences
The Village of Poinciana is made up of single-family homes built between 2004 and 2005. There are sections of zero-lot-line patio villas and cottages on lots just over 10,000 square feet. Most properties adhere to the classic designs of the Minimal Traditional style, which evokes suburban charm — minus any two-story homes. Other residences blend Minimal Traditional builds with Spanish eclectic features, including stylish arches and stucco siding. Prices for these two- and three-bedroom properties range from the mid $300,000s to just under $700,000. On the higher end of this range are residences with golf course and waterfront views. All houses have driveways and garages; some even feature separate golf cart garages. Additionally, monthly HOA fees are less than $200, providing access to all recreational facilities in The Villages.

Nearby hospitals and highways
The nearest hospital, HCA Florida Trailswinds Village Emergency, is only 2 miles from the Village of Poinciana. Access to the closest highway, Florida State Road 44, is about 5 miles away, more immediate than Florida’s Turnpike, which is closer to 10 miles away. The turnpike is the best way for villagers to make the 55-mile drive to Orlando, the closest major city, and the 65-mile trip to the Orlando International Airport.

Sunset at Cane Garden Country Club
The Cane Garden Country Club shares a parking lot with the recreation center on the village’s north side. The small country club features a pool, pro shop and popular restaurant by the greens of its titular championship golf course. The restaurant there is a favorite, especially around sunset, when those on the patio get to watch the sun sink behind a view of waterfront fairways. Shopping and more dining options are less than 5 miles away at one of The Villages’ four town squares. Lake Sumter Landing Market Square. This square sits on the shores of Lake Sumter and has two waterfront restaurants. It’s hard to miss Lighthouse Point Bar & Grille. Folks just have to find the tall, skeleton tower lighthouse on the boardwalk, and the restaurant is right next door, with a menu of fresh seafood and classic American cuisine. Across from the boardwalk is the heart of the square, Lake Sumter Landing, where live music plays nightly. Aside from its events and restaurants, the square has numerous boutiques, shops and stores. Novelty chocolates are sold at Peterbrooke Chocolatier. Naples Soap Company lures in customers with fragrant soaps, creams and other natural skincare products. As for honey-do lists and errand runs, banks, doctors' offices and a Winn-Dixie are also in the square.
