A neighborhood of non-HOA homes in fast-growing Lehigh Acres
In Eisenhower, a Lehigh Acres neighborhood in the middle of a Southwest Florida housing boom, homes are being purchased before they are built. “We have no finished inventory,” says Mike Bone, an agent with DR Horton Realty of Southwest Florida, which sells property for one of the region’s premier homebuilders. “We’re selling lots before the homes are even finished.” The neighborhood, located about 15 miles east of Fort Myers on the doorstep of rural Lee County, is made up almost exclusively of quarter-acre parcels known as “spot lots.” The lots in Eisenhower are especially attractive because there are no HOAs. “You’re saving money on the fees and there are fewer deed restrictions, so you can put a camper or a boat in your yard,” Bone says.
Eclectic mix of homes built around canals
As the neighborhood continues to transition from rural to suburban, residents enjoy a South Florida setting in which a grid of truncated streets is built around Lehigh Acre’s ever-present canals. "A lot of people like that they can throw a fishing line in their backyard," says Sarah Garrett, a Realtor with Alliance Realty Group, who has been serving Lehigh Acres since 2006. "Many canals are narrow, but some are wide enough to fit canoes. People also just find the movement of water to be peaceful." While there are homes built from the 1970s to the the early 2000s, much of the housing stock here is new. However, this is not a cookie-cutter neighborhood, as there is an eclectic mix of new-builds that range from Coastal Transitional to New Traditional to contemporary. Many of the older options are ranch-style homes. Prices range from the high $200,000s to the mid-$500,000s, and higher-priced homes are typically larger, set on the water and feature amenities such as pools. Lehigh Acres is a census-designated place, not a city, therefore, prospective homeowners should be aware that many homes are serviced by septic tanks and well water. Given its inland location, the neighborhood is not at risk of flooding. However, wind damage can be a major risk during hurricane season.
Eisenhower has many communities with spacious lots and curved roadways.

Ibis Landing Golf & Country Club in neighboring Alabama offers memberships and public tee times. Lazy Springs Recreation Park has a rural waterfront setting, and in addition to fishing and kayaking, visitors can ride ATVs through mud bogs, traverse trails on dirt bikes and try out zip lines. The park’s annual Go Topless Day features off-road escapades by Jeep enthusiasts. Boaters and anglers can find plenty of opportunities on the Caloosahatchee River and the adjacent waters of the Intracoastal Waterway that separate Fort Myers and Cape Coral.
