Country living with suburban convenience
Tucked between some of Tennesse's most popular attractions about 25 miles southwest of downtown Knoxville lies Eaton, a growing semi-rural community in Lenoir City that combines the charm of the country with the amenities of the suburbs. "It has a hometown, suburban feel that's very centrally located," says Debby Hill, a Realtor with Berkshire Hathaway Home Services Dean-Smith Realty, who has been selling homes in the Knoxville area for over 15 years. "It's close to so many things: shopping, businesses, the government labs in Oakridge, and a lot of outdoor recreation places. It's convenience just outside the larger city."
Acreage and new-construction homes
Eaton’s housing market is broad, with plenty of style options, from colonial and ranch-style to modern traditional and even log cabin-style single-family homes. While many of the area's properties include large plots of land with plenty of space between neighbors, Eaton also features newer-built townhomes with two-car garages and traditional touches like gabled front entrances. "It's an up-and-coming area," Hill says. "There's so much growth there now. It has a wide variety of houses, most of which are new construction." Home sizes range from around 1,100 to 4,800 square feet, and prices typically fall between $200,000 and $850,000.
One community, two school districts
Youngsters in Eaton attend classes in the Loudon County School District, including Eaton Elementary, which has an 8 out of 10 rating on GreatSchools, and North Middle School, which Niche rates an A-minus. Older students receive their education in the Lenoir City School District, specifically Lenoir City High School, rated a B and known for its unique selection of athletic programs and clubs, from the golf team to the journalism club.
Easy drive to city festivities or mountain-side tranquility
In addition to its low CAP Index crime score of two out of 10, a big draw to Eaton is its proximity to one of Tennessee’s most popular cities, Knoxville, and one of its most famous natural wonders, the Great Smoky Mountains. With Interstate 40 running conveniently along the northern half of the neighborhood, commuters and day-trippers alike can get to the city in about 30 minutes. In Knoxville's vibrant downtown, visitors can experience the many bars, restaurants and nightlife hot spots on Cumberland Avenue and partake in many events and festivals, like the Big Ears Festival concert series and the Festival on the 4th Independence Day celebration. For festivities a little closer to home, there's the annual Lenoir City Arts & Crafts Festival at nearby Lenoir City Park, a 61-year tradition where over 180 vendors sell all sorts of handmade wares, from ceramics to jewelry. Of course, no weekend in Tennessee is complete without a trip to the mountains, and Eaton residents seeking fresh mountain air can hop on winding, wooded state Route 95 to make the hour-long journey to the Great Smoky Mountains National Park. "It's so easy to get to all the recreational places that tourists even vacation in the area," Hill says.
Big-box stores and chain restaurants on Highway 321
Highway 321, which runs through Eaton, features Lenoir City’s primary commercial hub, with retailers like Food City, Walmart Supercenter and The Home Depot, various professional services and the Fort Loudon Medical Center. There are also many opportunities to enjoy a meal at national and local chain restaurants, including The Burgers, which features hot dogs and chicken sandwiches in addition to its juicy burgers, and Aubrey’s, where folks can fill up on regional comfort food, like buttermilk fried chicken and center-cut sirloin.
Outdoor recreation, from campgrounds to golf courses
A home in an area outside the city, like Eaton, means residents can take advantage of Tennessee’s gorgeous countryside. Melton Hill Dam is a scenic campground along Melton Hill Lake, where visitors hike the nature trails, swim and fish in the lake, and spend the night under the stars. "The lakes are a huge draw to the area," Hill says. "You're literally 7 minutes from putting a boat in the water." To the northeast is Hickory Creek Park, a perfect spot for a game on the soccer fields, an outdoor meal at the picnic areas or a kayak paddle along the creek by the cove. Members of Avalon Country Club on Eaton’s northeast side can enjoy an afternoon on the verdant 18-hole golf course and a tasty after-round meal at the club's Avalon Grille or T-Prime Steak & Seafood restaurant.
