A waterfront community where homes are passed down
Dotted with riverfront houses and wooded properties, St. George Island offers the feel of coastal living among the calmer waters of the Potomac and St. Mary’s rivers. The only way to get on or off the island is by boat or car across the St. George Island Bridge. “It’s normal to take a boat to restaurants like the Ruddy Duck or drive to one of the local beaches and let the kids swim and play,” says Chris Norris Jr., broker-owner of Topside Realty, who lives in Leonardtown, 20 miles away, and is well versed in Maryland’s Western Peninsula real estate. “It’s also common to see dolphins in the river.” Few homes go on the market in St. George Island. Most are passed down from generation to generation, a testament to how much they are valued by their owners.

Riverfront recreation with an ocean vibe
St. George Island attracts vacationers with the family-oriented beach campground on its southernmost tip called Camp Merryelande (or CampMD for short). Here, visitors can rent waterfront cottages or campsites with unobstructed views of the beach and the Potomac River. “It doesn’t feel like you’re on the river or the Chesapeake Bay,” says Realtor Rob Schou with EXP Realty LLC, who lives near the island. “It feels like the coast.” The campground also offers a fishing pier, and visitors can launch kayaks, paddleboards and canoes right on the beach. Other nearby public beaches include St. George Island Beach, a small area on the island's west side, and Piney Point Beach, which is larger and on the mainland. It’s only a short walk to the Piney Point Lighthouse Museum and Historic Park, which features the oldest lighthouse on the Potomac, built in 1836, with historical and maritime exhibits, a public pier and a boat launch.

A market for D.C. and vacation homebuyers
When Piney Point Lighthouse was built in the early 19th century, members of D.C. high society would vacation in the area. That trend seems to have regained momentum, especially when waterfront properties come onto the market. “With D.C. only two hours away, city buyers are looking for vacation homes,” Schou says. “The island is super small — only about 200 homes. All are custom built and geared toward the vacation homebuyer.” From former commercial buildings like fishing and oyster shacks to cozy Cape Cods with water access and incredible riverfront estates with their own piers and boat lifts, price points on St. George Island can vary greatly. Homes along the water are the most desired and range from $650,000 to $850,000. Prices are half as much inland or can double with higher-end properties.

First Saints Community Church in St. George Island is one of the first churches here.
Community events, historic reenactments and houses of worship
At 2024’s annual Weekend Island Clean Up, community volunteers filled a dumpster with roadside trash and shared a pan of paella cooked outdoors by a local chef. Yard sales, plant swaps and craft sales are regular occurrences at the St. George Island Association Community Center. A 2023 fundraiser at the Ruddy Duck, the only restaurant on the island, raised enough funds to pay for significant improvements to the center, such as a new roof. Nearby at the Piney Point Lighthouse Museum and Historic Park, history is remembered at Rebels and Redcoats, which takes place in April. This reenactment commemorates how Marylanders repelled the British Army on St. George Island in 1776. The event includes live music from the era, rifle and cannon demos, and period cooking. First Saints Community Church, a Methodist congregation with year-round services, and St. Francis Xavier Mission Chapel, part of the Catholic Archdiocese of Washington with services from June to August, are the only houses of worship on the island. Several other churches are nearby in Tall Timbers, Valley Lee and Great Mills, while the closest synagogue is in Lexington Park.
Seafood restaurants and small markets on and near the island
Ruddy Duck Seafood and Alehouse sits on a slender plot of land next to Route 249, just over the St. George Island Bridge, which connects the island to the mainland. The restaurant features water views on both sides, award-winning crab cakes and a dock where boats can tie up. Up the road, Piney Point Market offers hot meals and some grocery items. Farther north on 249 in Tall Timbers, WJ Dent and Sons is a neighborhood grocery store that’s been family-owned since 1927. It features a butcher shop and deli, a bar and an in-store restaurant that serves burgers, pizza and seafood. The closest supermarket is Weis Markets in Callaway, about 10 miles north on 249. For big box stores like Target, Lowe’s and Walmart, First Colony Shopping Center in California is 15 miles away.

Flood insurance needed on St. George Island
Because of its low elevation, all parts of St. George Island are at high risk for flooding, especially during storm surges from hurricanes. “There’s not a single home on St. George Island that doesn’t require flood insurance,” Norris says. Homes lost during Hurricane Isabel in 2003 have been rebuilt on a platform or with a second story added to protect living areas and appliances.
