Suburban feel in the heart of Levittown
Curvilinear, sidewalk-lined streets framed by pristinely maintained lawns and a canopy of young trees define Oak Tree Hollow, a Levittown neighborhood 25 miles from the heart of Philadelphia. Oak Tree Hollow got its name from the towering oak trees that once stood here. “There used to be big oak trees that would engulf the street. It would be like driving through a tunnel,” says local Realtor Helen Irvine with Keller Williams Doylestown, who grew up in the area. “But when Hurricane Sandy came through, it took a lot of the bigger trees with it.” Still, the modest enclave offers a suburban lifestyle, with midcentury homes set shoulder-to-shoulder while parks and shopping centers are near at hand, providing proximity to modern-day conveniences. “Oak Tree Hollow gives you that quiet suburban, residential feel,” Irvine says.
The Levittowner model home
Developed in the 1950s, Oak Tree Hollow is comprised of mass-produced homes, most of which are ranch-style homes with short driveways and small front lawns. “Most of the models here are what we call the Levittowner,” Irvine says. “It’s a ranch-style model, but with the potential for the attic to be finished and another bedroom or bathroom to be added. Most of these have been improved with beds and bathrooms attached, so it looks more like a Cape Cod.” A few split-level homes and colonial-influenced builds may also be found in the mix. The median home price in Oak Tree Hollow is $320,000; homes typically range in price between $290,000 and $560,000. Even less common is new construction, but those newer homes typically sell for around $550,000. Oak Tree Hollow has a CAP Index Crime Score of 3 out of 10, which is lower than the national average of 4.
Despite Oaktree Hollow houses being typically small, ranch-style homes, some homeowners choose to sacrifice some floor space for a garage.

Schools in the Bristol Township School District
Part of the Bristol Township School District, students in Oak Tree Hollow may start their education at Mill Creek Elementary School, which earns a C from Niche. Kids can advance to either Armstrong Middle School or Benjamin Franklin Middle School, both of which receive C-minus grades. Home of the Tigers, the B-minus Truman Senior High School features a high-achieving athletics department as well as the Truman Tiger Band, the school’s marching band. Private and faith-based schools include elementary schools like Emilie Christian Day School and Hope Lutheran School, as well as the highly rated Conwell-Egan Catholic High School.

Nearby pocket parks and Falls Township Community Park
Pocket parks and green spaces are scattered around Levittown, so Oak Tree Hollow residents don’t have to go far for recreational opportunities. The Levittown United Little League practices at Pacific Park less than a mile north from the neighborhood, and in Brook Park just south, locals take advantage of the open tract for playing catch or disc golf. In the nearby Pinewood neighborhood, Pine Lake Park is home to a playground and the Pinewood Pool, which is open seasonally. One of the area’s biggest and most popular parks is the Falls Township Community Park, which sits along Falls Township Lake. Green spaces throughout the park are supplemented by athletic facilities and a dog run for canine companions, while boaters can take to the water. Hikers enjoy waterside views from the many walking paths that meander through the park. Another draw is the nearby Sesame Place Philadelphia, a Sesame Street theme park complete with rides and water slides.

Convenient shopping centers, local dining fixtures
While Oak Tree Hollow is a residential neighborhood, residents have convenient proximity to a handful of shopping centers, restaurants and other businesses within Levittown. The Levittown Town Center sits just south of the neighborhood and is home to Walmart Supercenter, Home Depot and a few fast-food chains such as Popeyes and Taco Bell. Other grocery options include ACME Markets and Aldi, both less than 1 mile from the neighborhood. Just north of Oak Tree Hollow, restaurants like Bailey’s Bar & Grille and Golden Dawn draw diners with their laidback atmospheres and traditional American fare. The Bridge Coffee and Community is a fixture for its welcoming vibe and friendly staff, as well as its no-fuss menu of bakery items and coffee drinks.
Many grocery options exist for Oaktree Hollow residents along Bristol Pike such as this Walmart in the Levittown Town Center.

Interstate 95 to Philadelphia or Trenton
Oak Tree Hollow’s convenient location close to major thoroughfares allows residents to stay well-connected to the surrounding areas. Bristol Pike cuts through Levittown’s southern border and links to Route 1 to Trenton, New Jersey. Residents are a few miles away from Interstate 95, which converges with Interstate 295. Passenger trains in Levittown offer public transit options for commuters, and all offer SEPTA service into Philadelphia and Trenton. Trenton Mercer Airport is about 12 miles north in New Jersey for domestic flights, while the Philadelphia International Airport is 33 miles south.
