At the end of a long day, residents of Hill N Dale can trade in the clamor of Lexington’s busy streets for the tranquility of the suburbs. Located just 3 miles outside of the city, but still within the inner beltway, Gail Lightner, president of the Hill N Dale Neighborhood Association, describes her community as a quiet, welcoming residential suburb. Since its inception in the late 1950s, the Hill N Dale population has shifted over time from original homeowners to younger families. "I've lived here since 2003 and there are a lot more kids now than when I moved in. It's lovely to see little kids out on their bikes with mom, dad, and the dog leading them along," says Lightner. Despite these generational changes, Hill N Dale retains its identity as a family-friendly community. This can be seen in the Hill N Dale Neighborhood Association's many community outreach events, ranging from invasive plant removal to community clean-ups to the design and painting of a colorful park-side mural. Hill N Dale offers residents a tight-knit community amidst a peaceful rural setting.

Welcoming pricepoints and midcentury Kentucky starter homes
Tucked away behind some of the area's main roads, the Hill N Dale neighborhood has lush lawns, sidewalks and quiet residential streets. Shaded by leafy oaks and pine trees, residents can enjoy leisurely walks through their community. "Houses found in Hill N Dale often have decent-sized yards, three bedrooms and one bathroom,” says Jeremy Perryman, Realtor with United Real Estate Lexington. "The desirability of this area has to do with the smaller size of the homes compared to those outside of the Circle. It's still relatively affordable, so people go after it,” says Perryman. Originally built during the 1950s and 60s as starter homes, Hill N Dale has preserved its welcoming legacy with a range of relatively affordable price points. The average sales price here is about $280,000 which is about $60,000 less than the Lexington area's average. Though mid-century ramblers are most common, quaint cottages and more roomy traditional builds are also found here. Smaller homes with footprints of about 1,000 square feet can sell from $250,000 to $300,000, while those with about 1,500 square feet tend to sell from $300,000 to $365,000.

Neighborhood cookouts and dog parks
Hill N Dale Park sits at the heart of this neighborhood. Offering residents an outdoor retreat within walking distance of home, here, kids can play on the merry-go-round, slide and swingsets, or shoot some hoops at the park's basketball court. Families can also host cookouts at the park's pavilion and grill, while others get their steps in on the walking path. One unique feature of this park is the miniature horses that live in a neighboring backyard. Residents can greet the little ponies from across the fence or, if they're lucky, they can pet one while "the owner takes a horse out for a walk, just like you would a dog," says Lightener. In addition to Hill N Dale Park, the 38-acre Wellington Park is also just a few miles from the neighborhood. Home to amenities like their sensory garden, residents can stop for a moment to taste an American hazelnut fresh from the tree or breathe in the earthy scent of a magnolia trees' waxy leaves.

Meet your neighbors at the Fall Festival
Every last Saturday of September, the Hill N Dale Neighborhood Association hosts the annual Fall Festival. Taking place in Hill n Dale Park, it includes free food, live music and activities like an inflatable bounce house and arts and crafts. Other community organizations pitch in too. A local church supplies food, chairs and tables, while music is performed by a pair of elderly community members who go by the name "One Foot in the Grave." Even the local fire department and police forces join in. Fire engines park on nearby streets "so kids can crawl all over that, or head over to the Copsicle truck and their a freezer full of popsicles," says Lightner.
Getting around the Hill N Dale area
Despite Hill N Dale's immediate walkability, most residents still rely on their personal vehicles to get around. With direct access to main thoroughfares like Harrodsburg Road, Nicholasville Road and New Circle Road, residents can get wherever they need to be. When traveling far distances, the Blue Grass Airport is about 5 miles west, offering domestic flights throughout the country. In an emergency, Baptist Hospital is only 2 miles away, just off of Nicholasville Road.
