Community-oriented living just southwest of Lexington

With highly-rated schools, walkable shopping just around the corner from home and convenient proximity to major Lexington destinations like the Keeneland Race Track and Blue Grass Airport, Palomar has a lot going for it, but number one in the minds of locals is its "Great sense of community," says Casey Weesner, a local Realtor who's been selling homes throughout southwest Lexington for over 20 years. "That's what makes Lexington so great! Our southern hospitality," says Weesner, explaining that Palomar is known for its community clubhouse that welcomes residents and friends from around the area. Offering everything from outdoor pools to manicured walking and jogging trails, Palomar invites everyone to enjoy a slice of the Bluegrass State, just steps away from their homes. "I'd like to live there," says Roger Browning, an area local who is also the broker and owner of Four Seasons Realty. "My kids used to go to the rec center with their friends, it's a great place for families to hang out," says Browning. And, located right on the Fayette/Jessamine County line, the Palomar neighborhood borders both the city of Lexington, Kentucky, and scenic horse country, so residents can have their pick of experiences depending on how they're feeling on any given day. Combining a prime location with fun amenities and a friendly, family-oriented community, "It isn't hard to see why Palomar has been one of the most popular subdivisions in Lexington for more than 25 years," says Browning.

Palomar homes with spacious lots and a suburban feel

Turning off of Harrodsburg Road after the end of a long day at work, school or elsewhere, residents are greeted by tall, stately homes, tasteful landscaping and an abundance of peace and quiet. Deeper into Palomar's winding residential roads and cul-de-sacs, kids are likely to be seen playing outdoors on spacious quarter-acre lots, while families enjoy time outside together on back porches and other outdoor spaces. Compared to those closer to Lexington, homes in Palomar are considered quite roomy, with "About 2,500 to 7,000 square feet per home," says Browning. Spanning from the mid 1980s to the modern day, homes in Palomar are known for their picturesque look and closely-kept yards. “The pride of homeownership is really evident," says Jeremy Perryman, a local Realtor."Properties are well-maintained, and there's a collective effort to uphold community standards.” Perhaps this is why the average sales price in Palomar is almost $150,000 dollars more than the average for Lexington, at $480,000. While a traditional or ranch-style home with three bedrooms and three baths will typically sell from about $360,000 to $450,000 dollars, newer construction with larger floorplans and classical-revival designs will often sell from about $450,000 to $815,000 dollars.

Highly-rated Kentucky schools close to home

One highlight of Palomar is its schools, which are both highly rated and thought of well by the community. Young students attend Rosa Parks Elementary, which receives an A-rating from Niche and "Is highly regarded as one of the best if not the best elementary school in the city. It was awarded the Blue Ribbon in 2021," says Weesner. Teaching grades six through eight, Beaumont Middle School also gets an A from Niche and boasts a relatively low student-to-teacher ratio of 14 to 1. Students finally graduate from Paul Laurence Dunbar High, which has an A-plus rating on Niche and also touts an overall graduation rate of 93 percent, which is above the Kentucky state average of 90 percent.

Getting around the greater Lexington area

Although Palomar is at the outer edge of Lexington's development, residents still enjoy great walkability thanks to nearby shopping and dining right outside the neighborhood. Those without cars can also take public transportation from Palomar, with routes running right along Harrodsburg Road all the way to the city. For drivers, convenient highways also put many major Kentucky destinations in reach, from Blue Grass Airport airport just 3 miles north to the Keeneland horse race track, which is just past the airport. Folks who commute west to Louisville or Frankfort (the Kentucky state capital) also "Like living on this side of town so they don't have to drive through the city," says Weesner. And, whether heading into downtown to see the sights and sounds or visit the closest hospital (University of Kentucky HealthCare), residents can get to Lexington by simply turning north on Harrodsburg Road and driving 6 miles.

Walk across the street to Palomar Centre

Another highlight of Palomar is the accessibility and wide variety of shopping and dining in the area. Residents don't even have to cross major streets to get to the Fountains of Palomar, a nearby shopping center where visitors can enjoy a cup of coffee from the new Starbucks, take some group exercise at Orangetheory Fitness, or grab a bite to eat from Papi's at Palomar, a popular Mexican restaurant with outdoor seating. A popular order is Chef Alfredo’s Pollo, which comes with rice and mixed veggies and is made of chicken breast, onion, tomatoes, and poblano peppers before being covered with melted cheese. Just across Man O War Boulevard, residents can also head to Palomar Centre to get groceries and other goods from their local Walmart Neighborhood Market or choose from an array of flavors to dine on, including Chinese specialty dishes at Asian Wind. Plus, new shopping is also coming to the area with "New shopping centers being constructed on both sides of Palomar on what used to be old farmland," says Weesner. If that isn't enough, the largest Mall in Kentucky, Fayette Mall, is also about 10 minutes away from Palomar. The mall has "a little bit of everything," says Browning, explaining that residents can shop at a mix of nationally recognized retailers including H+M, Macy’s, Dillard’s and Dick’s Sporting Goods.

Heading outdoors in southwest Lexington

In terms of recreation and getting some exercise, the Palomar Clubhouse is a staple in the neighborhood. The building offers rentable gathering spaces, three pools, athletic courts and a paved walking trail that circles landscaped ponds. "There's also a thriving swim team here that welcomes young ones from Palomar and lots of other nearby communities,” says Perryman. For something outside of the neighborhood, play a round of golf at the Keene Trace Golf Club, a private club that holds a PGA tournament on its Champion Trace Course. Residents can also head to Higbee Mill Park, which is mostly used for its walking path and practice soccer field, or to Wellington Park, which is just over two miles east. Spanning 38 acres and featuring a 1.3-mile walking trail, sensory garden and a six-acre dog park, Wellington is a valuable resource for residents of Palomar. Visitors can spend an afternoon walking the dog along the creek and other scenic areas, or explore the Lexington Women’s Recognition Garden, which was made in honor of the women who have contributed greatly to the community.

Family fun throughout the year

For fun, Palomar residents can also attend a variety of events in the area and their own neighborhood. In the warmer months, residents can visit the nearby Beaumont Center to catch speakers, shows and other events at the Moondance Amphitheater. The Palomar community also puts on events throughout the year to bring the community together, from an Easter Egg Hunt in the spring and a 4th of July kids Parade to Santa coming out around Christmas. "We also do a concert in the park with food trucks, beer, vendors, and ice cream," says Weesner.
