"For that area, it's a good value for the size of the house," adds Roger Browning, the owner and broker of Four Seasons Realty who has experience in the community. Heading slightly outside the neighborhood can get residents to some of the city's biggest green spaces, including Shillito Park and hot retail spots like the popular Fayette Mall. Surrounding the community are also unique eateries like Tack Pub House. The highly rated Fayette County Public Schools serving this community only add to its desirability.

‘70s and ‘80s homes
Most of Plantation's housing market consists of non-HOA single-family dwellings built in the '70s and '80s. As such, the properties flanking the subdivision's wide, tree-lined streets are typically bi-levels and split-levels with attached garages. There are also some newer '90s constructions like stately brick Colonial Revivals. "You are going to have larger lots than what you would see in newer subdivisions," says Sean McGovern, a Realtor with RE/MAX Creative Realty, who has experience throughout the city. "There is far less density." Listing prices here typically range from around $225,000 for a 3-bedroom condo to approximately $435,000 for a completely renovated older construction. Since South Elkhorn Creek borders the subdivision, some homes here receive high Flood Factor Scores. Plantation receives a low CAP Index Crime Score of 2.

Sports lovers come to shoot some hoops or even challenge their friends to a friendly tennis match. Nearby, at Wellington Park disc golf players practice their aim, while those with furry friends enjoy relaxing strolls. For those interested in spending their days hitting the greens, there are plenty of nearby options, including the public-use 18-hole Meadowbrook Golf Course.

Just a stone's throw away from hot shopping spots
"There's probably about 70 restaurants within a mile or two," Browning says. Adding to the community's appeal is that it's under 4 miles from both Fayette Mall — the state's largest mall — and the Palomar Centre. At the latter, locals can grab groceries at Walmart or stop in at Old Kentucky Chocolates for a sweet treat. Nearby, at Papi's at Palomar, people come to enjoy Mexican flavors in a lively environment complete with chairs that span all the colors of the rainbow. Another popular option among many is Tack House Pub, where locals come from all over to enjoy a steaming cup of coffee and Southern brunch classics with their pals. Browning recommends Malone's. "That's probably the best steakhouse in Lexington," he says.

Convenient location
Plantation is conveniently less than 6 miles from downtown Lexington via Harrodsburg Road and South Broadway. This means that locals will be just a short drive from some of the city's many events, including the Lexington Farmers' Market, which is open different days, depending on the season. Locals taking the route to the downtown area will pass near some of the city's major employers, including the University of Kentucky and Baptist Health Lexington. Browning says some people may work in Nicholasville, which is nearly 11 miles away via U.S. Route 68 and state Route 169. Major employers in this city include Alltech and the R. J. Corman Railroad Group. Conveniently nearby is the Blue Grass Airport, which locals can get to by taking a 3.5-mile drive via Man O War Boulevard.
