The housing market in Pleasant Green Hill is attractive for its low-entry pricing and proximity to downtown. “Inventory is low and we have seen a slight slowdown in the market, but home values have stayed strong,” says Cornett-Wilson, with over 22 years of experience selling in the area. “This neighborhood allows buyers, who are on a budget, to purchase a home and not feel strapped down or married to a mortgage.” Most homes were constructed in the 20th century, resulting in Cape Cods and bungalows common of the era. With a limited inventory of around one-hundred single family homes, the neighborhood is primarily dominated by renters and student housing for the University of Kentucky nearby. Home values are worth $200,000 less than the average property in the Lexington Metro Area. For example, prices range from as low as $80,000 for a two-bedroom Cape Cod fixer-upper to upward of $200,000 for a three-bedroom bungalow. Homes often feature small lawns with paved entryways, detached garages and fencing for added seclusion from neighbors. Streets are lined with narrow sidewalks connecting residents to the more commercial area along Route 60.

When seeking time outdoors, Speigle Heights Park is located half a mile north, featuring a jungle gym, basketball court and shaded picnic area for on-the-go dining. The popular Arboretum is located 3 miles away, featuring over 100 acres of greenery and paved walking paths to explore. It's also known as the State Botanical Garden of Kentucky, dotted with native trees and vibrant flora. Davis Park is just one mile from the community. Rupp Arena is the home court of the Wildcats, the University of Kentucky men’s basketball team. “The neighborhood is very close to Rupp Arena,” says Donna Elder, Realtor at RE/MAX Creative Realty. “There are a lot of activities that go on here and it’s a great place for concerts and conventions.” The facility features 23,000 seats and regularly hosts games and live music performances throughout the year.
