Neighborhood in fast-growing pocket of Lexington
Many know they’re in Sandersville when they see the Dixie Cup water tower. This iconic landmark overlooks the industrial sector of Sandersville, that is also home to an Amazon fulfillment center and other major employers like Coca-Cola. The other half of Sandersville is a contemporary neighborhood that many who work in these warehouses and manufacturing plants call home. Sandersville also forms part of north Lexington, which is transitioning into a bedroom community due to its proximity to commuter routes like New Circle Road, Citation Boulevard and Interstates 64 and 75. In fact, Citation Boulevard was recently extended to form most of Sandersville’s northern boundary. Commenting on this area's recent growth, Robin Jones, a Realtor with Keller Williams Legacy Group, who’s made sales in both Sandersville and neighboring Masterson Station says, “It’s amazing. Now there are more restaurant opportunities, more shopping and you have access to a lot of work options, too." Jones adds "It's a neighborhood that has really kept up momentum over the years, probably more than almost any other affordable Lexington neighborhood.”

Modern suburban houses with a wide range of footprints
Like other communities in north Lexington, Sandersville mainly consists of modern housing designs with most built between the early 2000s to the present day. Sitting close to each other, they occupy lots no larger than a quarter-acre, but housing footprints do affect pricing. “Honestly, there’s a good mix of anything from a 1,200-square-foot ranch-style home up to a 4,000-square-foot two-story with a basement. Really, there’s quite a mixture. You can really find what you want,” Jones says. Single-family homes here tend to cost from about $290,000 to nearly $500,000, and “More houses have been selling in the area than anywhere else in town,” says Bob Sophiea, lead agent with New Home Collective with eXp Realty. For those looking for rental options, Sandersville is also home to a garden-style apartment complex and a small community of rental townhouses featuring contemporary Traditional designs.

Leestown Coffee House and Grounded All Day Cafe on Leestown Road are popular morning stops. In 2023, Ramsey’s Diner brought a Lexington institution, and a self-billed “Kentucky Tradition,” to this community when it opened its Masterson Station location. Popular for its downhome cooking, Ramsey’s menu includes traditional American breakfasts, barbecue chicken and both southern-style and Cajun fried catfish. Ramsey’s, which has four locations in the city, also provides outdoor seating. Those looking for some African cuisine can go to nearby GrassToGrace. Its options include seafood, chicken and beef meals served with sides like cassava and plantains. Other options include more American comfort food at spots like the Thoroughbred Restaurant or artisanal burgers at the Bad Wolf Burgers spot. Kroger is the nearest grocery shopping option, while Publix will soon open a store in the neighboring Highlands community.

Horse riding lessons at Masterson Station Park
One of the largest green spaces in Lexington, Masterson Station Park stretches across more than 650 acres of land. The park’s rolling pastures host several equestrian activities, including after-school horse riding lessons. Other facilities there include cross-country and dressage sites. Excited children run around the splash pad during the summer, while the winter sees some sledding at local snow-covered hills. Home to STEAM Academy magnet school
Students in Sandersville may start their education at Coventry Oak Elementary School, which receives a B-minus from ratings site Niche. The neighborhood is zoned for Leestown Middle School and Bryan Station High School, which receive B-plus and B grades, respectively, from Niche. Sandersville is also home to the STEAM Academy, a magnet high school with an A-minus from Niche. The rating site ranks the institution as the fourth-best magnet high school in the state. The STEAM Academy bases its enrollment on a lottery and offers accelerated coursework, allowing students to take dual-credit classes later. STEAM also offers an internship program. The school shares a building with the Success Academy, which houses separate programs like drop-out prevention.

Next door to the annual Bluegrass Fair
Each June, in neighboring Masterson Station Park, Lexington hosts the Bluegrass Fair, a more than 60-year-old area tradition. Occurring over 11 days, the festivity’s attractions range from carnival games and rides to animal shows. The latest edition of the fair included a traveling sea lion act and an appearance by renowned escape artist Kristen Johnson—better known as Lady Houdini. And of course, locals also enjoy trying out traditional fair foods like funnel cakes and turkey legs.

New Circle Road forms the southern border of Sandersville, and many take the thoroughfare to reach the Blue Grass Airport about 8 miles west. Interstates 64 and 75 to neighboring cities like Georgetown and Frankfort, the state capital. The Eastern State Hospital a few miles east of the neighborhood provides psychiatric care. The UK Good Samaritan and Albert B. Chandler hospitals near the downtown also offer medical services.
