The real estate market in Speigle Heights is competitive because of its limited housing inventory and proximity to downtown Lexington. “The market caters to people of all financial backgrounds with numerous starter homes,” says Rathod, Lexington native who has been selling in the area for over four years. “Present inventory is lower than usual and we’re still seeing multiple offers on some properties.” Most homes were built in the 20th century, resulting in modest bungalows and Cape Cod styles from the era. New development is entering the neighborhood's eastern side, introducing two-story farmhouses and townhouses along Oliver Lewis Way. Despite the new construction, the community is mostly industrial and has a high percentage of renters. With an average home value of $200,000, homes here are valued $150,000 less than most properties in the Lexington metro area. Single-family homes here can start at around $50,000 for a two-bedroom fixer-upper and reach upwards of $300,000 for a three-bedroom Cape Cod with modern updates. Multi-family townhouses are also available, ranging from the high $300,000s to $500,000. Homes often feature small lawns, detached garages, and ornate fencing for privacy.
