In northwestern Lexington, the Speigle Heights community offers a small-town feel amidst a highly industrial area. Home to several concrete and construction-supply companies, auto repair locales and wood suppliers, pockets of single-family homes are found clustered throughout the neighborhood. “It’s affordable without sacrificing quality of life,” says Kush Rathod, Realtor with Lifestyle Real Estate. “This allows residents to enjoy all that Lexington has to offer without having to break the bank.” Despite its industrial roots, new residential development is entering the eastern side, making way for transformation. Neighbors can get outside at Speigle Heights Park, or make their way to the Lexington Distillery District, just north, for dining and entertainment options. With entry-level pricing, new developments, and proximity to urban amenities, Speigle Heights is a community on the rise.

New development and mid-century bungalows

The real estate market in Speigle Heights is competitive because of its limited housing inventory and proximity to downtown Lexington. “The market caters to people of all financial backgrounds with numerous starter homes,” says Rathod, Lexington native who has been selling in the area for over four years. “Present inventory is lower than usual and we’re still seeing multiple offers on some properties.” Most homes were built in the 20th century, resulting in modest bungalows and Cape Cod styles from the era. New development is entering the neighborhood's eastern side, introducing two-story farmhouses and townhouses along Oliver Lewis Way. Despite the new construction, the community is mostly industrial and has a high percentage of renters. With an average home value of $200,000, homes here are valued $150,000 less than most properties in the Lexington metro area. Single-family homes here can start at around $50,000 for a two-bedroom fixer-upper and reach upwards of $300,000 for a three-bedroom Cape Cod with modern updates. Multi-family townhouses are also available, ranging from the high $300,000s to $500,000. Homes often feature small lawns, detached garages, and ornate fencing for privacy. The streets are designed to end in cul-de-sacs and are lined with sidewalks for increased walkability.

Local markets and grocery shopping at Save A Lot

Groceries and everyday essentials are available along Route 60, which features retailers like Save A Lot, Family Dollar and Dollar Tree. Local greenery and pick-up basketball at Speigle Heights Park

The neighborhood’s namesake greenspace, Speigle Heights Park, is the primary gathering area just steps from many homes. It features a mulched playground with swings and a basketball court for pick-up games. Thompson Road Park is less than a mile north, offering a picnic table for outdoor dining and a basketball court with heavy shading from surrounding trees.
