Waterfront-living along the Hillsboro Inlet

Split between the city of Deerfield Beach and the highly sought-after suburbs of Lighthouse Point, Eastway Park offers a tranquil enclave along the scenic shores of the Intracoastal Waterway. Boasting a relaxed atmosphere free from homeowner association restrictions, this charming neighborhood invites residents to immerse themselves in the joys of abundant outdoor recreation and waterfront living. Whether it's enjoying picnics at DeGroff Park or casting lines from the Deerfield Beach Pier, there are always activities within reach. With immediate access to fishing or boating water sport opportunities and commuter ease on U.S. Route 1, the at-ease vacation lifestyle and nearby amenities are the two main draws of this quiet community. “It’s low-key and relaxed here — Not everyone wants to live right in the middle of a lot of busyness, but if you want the action, all the nice restaurants, shopping and Deerfield Beach are a stone's throw away,” says John Putzig, a Realtor with RE/MAX First who has been selling homes in the community for around 20 years. Convenient, serene and close to the beach, Eastway Park is definitely a community worth considering when moving to the Sunshine State.

Tile-roofed Mediterranean homes and traditional ramblers

Most homes here were constructed in the 1960s, however, some have been renovated or leveled entirely as new construction moves into the area. Streets here are highly walkable with tree-lined sidewalks throughout connecting the community and providing a cozy feel. Eastway Park features a variety of home styles ranging from traditional Ranch-styles and Tile-roofed Mediterranean homes to contemporary new construction and multi-family condominiums. While single family homes dominate the area, condominiums are common along the Hillsboro Inlet. With a median sales price of $615,000, homes here range from one-bedroom condominiums starting in the low $200,000s to upwards of $7 Million for a five-bedroom newly-constructed contemporary home. "It's one of the more affordable neighborhoods to live in East of Route 1 in Broward County," Putzig says. Waterfront properties can be found on the neighborhood's eastern side, with backyards that open to the Intracoastal Waterway and are subject to increased home prices. "Eastway Park has one area of fixed-bridge waterfront properties," Putzig says, suggesting that boat owners should be mindful of their watercraft's height if they want to access the ocean. Homes here often feature wide or half-circle driveways with backyard pools and are typically fronted by mid-sized lawn spaces large enough for a few palm trees and gardens with tropical flora.

The annual Ocean Brews and Blues Festival

Every year, beer and music enthusiasts gather at the Main Beach Parking Lot at Deerfield Beach on a Saturday in May for the annual Ocean Brews and Blues Festival. Visitors can enjoy live music, a variety of local food vendors and a selection of over 170 crafted beers from upwards of 100 different brands from all across the country. While attendance at the event is free, unlimited sampling ticket options are available as sampling tickets are required from all breweries. The event is highly anticipated and is known as the largest beer festival on the beach in South Florida.
