Lilburn is about 20 miles northeast of Atlanta and 11 miles from Lawrenceville. It began as a sleepy railroad town before becoming a hub of residential development in the 1980s and '90s. "It's a nice area to live in, with good quality schools, a great city park and a small-town feel," says Teresa Czyz, a member of the Lilburn Community Partnership and former city council member. Although development has slowed since the '90s, Lilburn is expanding and has a population of around 14,000. "Lilburn has a growing downtown area featuring new retail," says Jim Griffin, a Realtor with Prestige Brokers Group, LLC, and an Atlanta native with 40 years of real estate experience. The city aims to transform Main Street, known as Old Town, into a thriving commercial and residential destination. Established suburban neighborhoods lie north and south of Old Town, while the city's western side is home to the BAPS Shri Swaminarayan Mandir, the largest Hindu temple in the Southeast. Many Lilburn residents commute to nearby cities for work, but major employers in Gwinnett County include Gwinnett County Public Schools, government offices and Northside Hospital.

Events and recreation take shape in Old Town Lilburn
Like much of Georgia, Lilburn experiences all four seasons with long summers and short, mild winters. Lilburn City Park in Old Town is central to the community's festivities. "The city hosts concerts in the park, a big Fourth of July celebration and festivals," Czyz says. The free Rock the Park concert series has brought legends like Jimmy Buffett to the park's bandshell during the summer. In October, Lilburn Daze draws crowds to an art market that has been organized by the Lilburn Woman's Club for over 50 years. Old Town's small businesses and shops also host events. "In late spring and early fall, Music on Main Street brings in artists for weekly concerts," Czyz says.

Gwinnett County Schools (GCPS) received an A-minus rating from Niche. "Gwinnett County is the most diverse county in Georgia — it's also the largest and fastest-growing," Griffin says. In 2023, GCPS earned 22 awards from the National Association of Counties. Students in Lilburn can also attend the well-rated Killian Hill Christian School or apply to the Gwinnett School of Mathematics, Science and Technology in nearby Lawrenceville, Georgia's top-rated public high school.

Townhouse developments in Old Town
Lilburn's housing market has traditionally featured single-family homes, though townhouse communities are becoming more common. "The single-family homes — at least a majority of them — were built in the 1980s and '90s; the newer homes are more or less townhouses," Czyz says. The CSX Railroad divides the city, with late 20th-century split-level and ranch-style houses on the north end and newer developments on the south end. Townhouses are concentrated near central Old Town, with prices ranging from $245,000 to over $400,000. Lilburn also has vacant lots, from a half-acre to several acres, for custom building. The city's median home price is $405,000, higher than nearby Snellville and Grayson, but lower than Duluth.
