The Fifth Ward is a reminder of Lima's industrial history

Stretching from the banks of the Ottawa River to the Rose Avenue railyards, and bordering Industry Park to the north and the Lima Refinery to the south, the Fifth Ward offers a snapshot of Lima’s manufacturing heyday. This neighborhood is full of vintage housing built in the first few decades of the 20th century, when the sound of passing trains and the smoke of riverside factories defined the Fifth Ward’s atmosphere. Though many factories have closed, and the rails no longer convey the noises of bustling freight traffic, the Fifth Ward retains a supply of competitively priced homes that, with a degree of renovation, can testify to a past era of booming industry.

Vintage housing stock sells for below-average prices

The Fifth Ward is one of the oldest sections of Lima, with most of its properties dating to the 1920s. As this part of town is across the river from Lima’s retail core, many of its older buildings have decayed in quality and have since become Fannie Mae HomePath properties. Ranging in price from $17,000 to $146,000, the Fifth Ward’s ranch-style, Dutch Colonial and bungalow houses sell for well below the average Lima home price of $215,000. “Old, dilapidated homes that have been sitting there for 30-40 years are being bought up and fixed up," says Realtor Seth Ciminillo with the Dye Real Estate & Land Company. The Fifth Ward’s streets tend to feature sidewalk access, abundant foliage, spacious front lawns and gravel or brick driveways.

Small shops and restaurants sit on the Fifth Ward's street corners

The Fifth Ward may be a primarily residential section of Lima, but it is also home to a handful of local shops and restaurants scattered throughout the area. Mello-Crème Donuts, small and located on a quiet street corner, has served pastries and burgers to the community since 1959. The Fifth Ward also has a local bar at Bite & Buzz, while, just beyond the neighborhood’s northern border, Bella Notta’s Pizza and Thai Foods Carry Out provide Italian and Thai takeout options. In addition to local mini-marts and a Dollar General within the neighborhood, shoppers can also travel a mile north to the local Ruler Foods supermarket.

Several green spaces sit along the Ottawa River

The Ottawa River not only forms the Fifth Ward’s western frontier; it also offers a vast stretch of greenery and parkland for Lima’s residents to explore. “Lima has done a really good job with its parks; the city has spent a lot of money redoing them," Ciminillo says. "The city offers a lot of green spaces.” Industry Park is home to Simmons Field, where the local amateur baseball team, the Lima Locos, play their games during the summer. Riverside biking trails connect this park with Collett Street Park, which makes a soccer field, tennis courts and baseball fields available to the public. Hover Park hosts the local playground and a 4-acre pond for fishing and nature watching.

Jobs and healthcare are just a few miles away

The Fifth Ward is situated in an industrial section of Lima, and the Lima Refinery - opened in 1886 and currently operated by Husky Energy - sits less than a mile south of the neighborhood. Kindred Hospital is just a 2-mile trip to the north, while the shopping and dining of Lima’s downtown area are a mile away.
