Uniquely named streets and uncommon architectural styles define Indian Village
Street names in Lincoln neighborhoods sometimes pay homage to historical events or founding details. Inside Indian Village, east-to-west streets are named after almost a dozen Native American tribes that lived in the Lincoln area before European settlers arrived. Streets named Otoe, Pawnee, Dakota, Sioux, and Cheyenne make up the heart of the neighborhood. Immediately west of The Country Club of Lincoln and anchored by historic Van Dorn Park, Indian Village offers quiet, tree-lined streets and classically styled homes.
According to Matt Kirkland, the owner of Giving Realty and a Realtor in Lincoln for more than 20 years, “The first thing people notice about Indian Village is that no two homes are the same. It offers a nice breadth of architectural styles. For example, there are English-style cottages and Dutch Colonials -- home styles you don’t often see in Lincoln. The variety makes the process fun for home buyers. Each one they look at offers something unexpected.”
Stone cottages and stylish bungalows draw buyers to classic architecture
Indian Village has about 1,189 single-family homes anchored west to east between Van Dorn Park at Eighth Street and Country Club of Lincoln at South 20th Street. Van Dorn Street is the community's northern border while Nebraska Parkway marks the western and southern edges. Homes range from cottages and bungalows to two-story Dutch Colonial, Colonial Revival and Tudor-style homes. Buyers will find English-inspired stone cottages with curved roof lines and updated bungalows with covered front porches. Sidewalks are dotted with hardwood trees that provide shade.
Homes average about 1,500 square feet and were mostly built between 1920 and 1990. The average sales price for homes in Indian Village from June 2023 through June 2024 was about $245,000. Cottages and bungalows of varying sizes have recently sold from about $170,000 to $360,000. Colonial Revival homes have sold from about $350,000 to $450,000.

Dog-friendly parks and Country Club of Lincoln add to the charms of Indian Village
Peterson Park is less than 2 miles south of Indian Village and holds a special spot in the hearts of dog lovers. Its Stransky Dog Run offers separate off-leash areas for large and small dogs, water fountains for dogs, parking and restrooms. Van Dorn Park is one of the city’s oldest and most visited parks. It encompasses 28 acres and boasts an octagonal enclosed shelter that can be rented for events. Recent upgrades include an expanded mountain bike trail and new playground equipment.
The Country Club of Lincoln was founded in 1903 and was the first such establishment in the greater Lincoln area. With 65 acres and an 18-hole championship golf course, it sits at the northeast edge of Indian Village. The club offers dining options, tennis, a fitness center and an outdoor swimming pool that stays open in warmer weeks beyond Labor Day. Realtor Kirkland says, “People who live here and who have joined The Country Club of Lincoln have the best of both worlds. A home in nearby south Lincoln, and a built-in social life with friends who are often your neighbors.”

Residents can walk to Indian Village Shopping Center
Indian Village Shopping Center is a strip shopping center featuring retailers and restaurants, including Family Dollar, Hidden Gems Rock Shop and Gauntlet Games. The Storm Cellar is a low-key local bar and grill with pub food and frequent live music. It also presents the Cellar Comedy Show, which showcases local and regional stand-up talent. Ray’s Tattoo Studio claims to be the oldest in Lincoln. Founded in 1988, it is owned by a father and son with a long list of regular patrons.

A-minus rated Lincoln Public Schools welcome students from Indian Village
According to Niche, A-minus rated Lincoln Public Schools district is the No. 1 school district in Lancaster County. It ranks in the top 10 Lincoln school districts for diversity, athletics and academics. Realtor Kirkland says, “Lincoln Public Schools have been around for generations. Parents are proud of the public schools in the city, and many are alumni, so there’s a strong loyalty factor here.” Saratoga Elementary is about a half-mile west of Indian Village and earns a B-minus grade from Niche. Its student-teacher ratio is 9-to-1. Irving Middle has an A-minus grade from Niche and a student-teacher ratio of 15-to-1. It is located just outside the north edge of the neighborhood. Lincoln Southeast High is about 2 miles east of the neighborhood and earns an A-minus grade from Niche. With programs for gifted students and Advanced Placement classes, it is rated the third-best public high school in Lincoln by Niche.

Residents of Indian Village will see road improvements in 2024
Several streets in and around Indian Village are scheduled for repaving and widening in 2024. Among them: Bradfield Drive from Sheridan Boulevard to South Street and Rathbone Road from Van Dorn Street to Plymouth Avenue.
Drivers can make the 8-mile trip to Lincoln Airport in less than about 20 minutes via Interstate 80 and Highway 77. Downtown Lincoln is 3 miles from Indian Village. While residents walk, run and bike frequently inside the neighborhood, car travel is the most popular mode of transportation. StarTran buses, the city’s only public transit system, offer several stops along South 13th Street and VanDorn Street.
The neighborhood association and Lincoln Parks & Rec combine preservation efforts
The Indian Village Neighborhood Association hosts pool parties, holiday celebrations and garage sales. The group enhances beautification efforts in the neighborhood by offering self-serve plant and flower stations where gardeners can donate plants they don’t want or adopt plants from other residents’ donations. Over the past few years, the neighborhood association has worked closely with Lincoln Parks & Recreation by contributing time, labor and resources to the recent upgrades at Van Dorn Park.
