Early Lincoln’s “Miracle Mile” has grown to three miles of thriving suburbs
Between the Witherbee neighborhood to the north and the College View neighborhood to the south, the 3-mile-long semi-residential neighborhood of South 48th Street is a clear example of Lincoln’s rapid post-WWII expansion. Before the war, the northern 20-block area that locals call Piedmont was home to 200 large, formal residences built between 1900 and 1930. While they rarely come on the market, these classic luxury homes with over 3,000 square feet sell from $600,000 to well over $1,000,000.
After WWII, a one-mile section of South 48th Street, at O Street, was dubbed “The Miracle Mile” thanks to the rapid growth of car dealerships, schools, businesses and single-family homes. By 1950, South 48th Street had expanded south to Calvert Street and highlighted mid-century homes that are resurging in popularity. Today, the 40-block southern half of the neighborhood includes condominiums, big box retailers, small businesses and the highly rated Bryan College of Health Sciences and Bryan Hospital.
According to Joanne McCoy, a Realtor with Woods Brothers Realty and a Lincoln real estate agent for more than 10 years, “It’s not one thing that brings buyers to South 48th Street, it’s many things. Competition for homes in Lincoln in 2024 makes this a tricky market. The prices in South 48th Street are attractive to first-time homebuyers and younger buyers. The other important feature is the area’s proximity to its key anchors to the north and south. Piedmont and College View bookend the neighborhood between two trendy, artsy districts. This location is also a big draw for medical professionals, professors and staff at Bryan College.”

Classic 1930s mansions to trendy-again midcentury modern homes
Stately French country style homes from the 1930s have recently sold in the Piedmont area of South 48th Street from $700,000 to $1,000,000. Mid-century ranch-style homes and split levels from the 1940s to the 1970s range from about $160,000 to $300,000.
Van Dorn Villa, at 51st Street and Van Dorn Street, is a senior living community that offers condominiums. Mostly one- and two-bedroom units, they range from $90,000 to about $210,000 plus associated condo association fees. Assisted living and health care services are available to residents who choose to age in place in the community.

Bistros, markets and big box retailers are less than 2 miles away
Piedmont Bistro by Venue serves comfort food such as crab cake sandwiches and pork belly sliders. It’s open for breakfast, lunch, dinner and weekend brunch. Harbor Coffee House offers indoor and outdoor seating, coffee and light selections. Grocery stores and neighborhood markets near A Street and Cotner Boulevard include the locally owned A Street Market, with a butcher shop and a coffee and doughnut stand. Residents travel about 2 miles west to 40th Street and Yankee Hill Road to find big box stores and retailers such as Target and Marshalls. Van Dorn Plaza includes Hobby Lobby, Planet Fitness, Walgreens and Ace Hardware. “On Sundays,” McCoy says, “College View Farmer’s Market is a favorite destination for locals.”

Holmes Lake Park offers boatloads of lakeside events
Holmes Lake Park, a 270-acre park with a 110-acre lake, is 3 miles east of South 48th Street. In warmer months, families enjoy Holmes Lake Community Fishing Events. Sponsored by the Nebraska Game and Parks Commission, staff offer participants instruction, bait and loaner gear. In the winter, Holmes Lake offers ice skating. Throughout the year, the Hyde Observatory opens to allow viewing of comets, meteor showers and lunar phases. Realtor McCoy adds, “Kayaking at Holmes Lake is a favorite of residents in the neighborhood.”

Lincoln Public Schools are the No. 1 school district in Lancaster County
Students can attend A-minus rated Lincoln Public Schools, the No. 1 district in Lancaster County, according to Niche. Calvert Elementary is half a mile south on South 46th Street, and receives a B-minus from Niche. Pound Middle earns an A-minus. A- rated Lincoln Southeast High is the No. 3 public high school in Lincoln. Gifted students can enroll in specialized courses and Advanced Placement classes.
One half a mile south of the neighborhood is Union Adventist University. In 2024, it launched a first-of-its-kind International Rescue and Relief program, where students train in disaster response and emergency management and will respond to global disasters.
Bryan College of Health Sciences is a private four-year medical college with Associate, Bachelor’s and Master’s level degree programs in nursing, sonography and healthcare management.
Pound Middle School serves students grade 6-8.
Lincoln Southeast High School serves students grades 9-12.

City parks surround the South 48th Street neighborhood
Though there are no parks in the South 48th Street neighborhood, outdoor recreation is easy to access. Piedmont Park is next to Lefler Middle School, between Valley Road and C Street, and offers tennis courts, picnic tables and 9 acres of open green space. Pansing Park also offers about 9 acres of green space with large hardwood trees that create a natural boundary around the park. It also features a playground and a soccer field. Planet Fitness, next to South 48th Street at Van Dorn Plaza is open 24 hours a day.

South 48th Street neighborhood is nine miles from Lincoln Airport
Drivers can reach Lincoln Airport, which is 8 miles west, in less than 15 minutes via Interstate 180 and Cornhusker Highway. While residents walk, bike, and use scooters to get around the neighborhood, car travel is still the most popular mode of transportation. StarTran is the city’s bus system, with more than 30 stops throughout the neighborhood along Randolph Street, Calvert Street and South 48th Street.
Cyclists head to the Billy Wolf Trail at the neighborhood's southern end to ride a dedicated route to Downtown Lincoln, 4 miles west.
