University Place is an artsy suburban village amid two college campuses

Newcomers to the suburban village of University Place might be forgiven for thinking it was named in reference to the East Campus of the University of Nebraska. In fact, the 19th-century historic community was named after its location alongside Nebraska Wesleyan University. Both campuses bring academic and cultural stability to the neighborhood. Still, over the past 130 years, University Place has developed an artsy, outdoorsy and family-friendly vibe of its own. University Place has grown from about 5,000 people at its founding to more than 15,000 residents today. In addition to housing students from two college campuses in dorms and historic mansions, the neighborhood features almost 2,800 single-family homes, art galleries, coffee shops and city parks.

Turn-of-the-20th-century homes attract old-house lovers, investors and renovators

Most homes in University Place date from 1900 through the 1930s and include cottages, bungalows and historic two-story Craftsman-style homes, some divided into duplexes. Buyers may also find a handful of split-level or ranch-style homes from the 1960s and ‘70s. Prices range from about $145,000 to $300,000 in University Place, while the average home size is about 1,300 square feet. Many homes have been updated or extensively renovated. However, buyers who want to tackle their own improvements will still find homes ready for a makeover. Cottages have recently sold for about $150,000 to $220,000, depending on their size and condition. Two-story duplexes range from about $160,000 to $250,000. Homes are generally modest in size, most not exceeding 2,200 square feet.

University Place Creative District fosters culture, community and coffee

The LUX Center for the Arts, at the corner of 48th Street and Baldwin Avenue, is the creative and cultural heart of University Place. It sparked the creation and growth of the Uni-Place Creative District, which encompasses the blocks surrounding its founding corner at North 48th and Baldwin Avenue. Restaurants, shops and galleries define this creative six-block area. “MoJava Café is owned by a good friend, Paul Marshall,” says Realtor Matt Kirkland. “They’ve been around since 1994 and have been going strong since they opened. They’re unique because they’re not just a coffee shop. They’re also a restaurant, bar, event space and one of Lincoln's coolest community meeting spots.” Nebraska Electric Tattoo Company has delighted its growing fan base since 2009. Imperial Kitchen has been around since 1983 and offers authentic Chinese food with stunning plating and garnishing. The Leighton District is a mixed-use development three blocks south of the Lux Center for the Arts. It is still under construction and features The Flats luxury apartments and the popular sports bar Leighton’s Pub. According to Realtor Kirkland, “There will be more announcements to come from Leighton District, but the development is good for Lincoln and for residents of University Place.”

Cultural arts and collegiate sporting events surround University Place

The LUX Center for the Arts was founded in 1977 as the University Place Art Center and has since become the cultural focal point for the neighborhood. Its home is the old University Place City Hall building at the corner of N. 48th Street and Baldwin Avenue. In addition to its vibrant community outreach programs, the center offers year-round events, from instructional classes and exhibitions to summer camps for kids. The Uni-Makers Market is an art market held on the third Sunday of each month from May through October. It is a juried event with about 40 artists. Living in a neighborhood with two universities encourages residents to become collegiate sports fans. Nebraska Wesleyan’s softball team plays at Seng Park. Bleachers and a concession stand make it easy to enjoy games with friends and family. Abel Stadium, right in the middle of the neighborhood on North 56th Street, is the home of Nebraska Wesleyan’s Prairie Wolves sports teams, including football, soccer and track.

Two universities and the best public school district in Lancaster County call University Place home

Nebraska Wesleyan University was founded in 1889 with just 96 students. Today, its undergraduate population is 1,688 students, and the school is rated Nebraska’s #1 independent regional university by U.S. News & World Reports, 2024. The East Campus of the University of Nebraska houses the law school, graduate agriculture programs and the university’s dental school. Younger students can attend Lincoln Public Schools, which is the No. 1 best school district in Lancaster County, according to Niche, which gives the district an A-minus. It ranks in the top ten Lincoln school districts for diversity, athletics and academics. According to Realtor Matt Kirkland, Owner of Giving Realty and a real estate agent in Lincoln for more than 20 years, “Lincoln Public Schools are well-regarded and have been around for generations. Parents in University Place are proud of the public schools, and many parents are alumni, so there’s a strong loyalty factor here.” Brownell Elementary has a B-grade from Niche and is ranked the 6th Niche Standout Elementary School in Lincoln. Mickle Middle School has an A-minus grade from Niche. It is ranked the 6th best public middle school in Lincoln. Lincoln Northeast High has a B-minus grade from Niche. Since its founding in 1941, the Rockets have won multiple state championships in basketball, football, gymnastics and volleyball.

Seng Park and University Place Aquatic Center shine with recent upgrades

In 2018, University Place Park was renamed Seng Park in honor of Coleen Seng, the former four-time Mayor of Lincoln and admired city park advocate. The park is anchored on its north and east sides by Deadman's Run Creek, which flows through the middle of the 22-acre park. Families enjoy horseshoes, picnic shelters, and plenty of tree-covered acres with walking paths. A popular attraction on summer evenings is its well-lit volleyball courts. Adjacent to the park is the University Place Aquatic Center, which offers a pool with a gently sloping entrance, a water slide, plenty of lounge chairs and a newly updated concession stand.

Environmentally friendly public buses serve University Place

It’s hard to miss that the restaurants, parks, and college campuses offer abundant bike racks in University Place. While residents walk, bike, and use scooters to get around, car travel is still the most popular mode of transportation. StarTran is the city’s bus system, with 18 routes. Running on compressed natural gas (CNG), StarTran has gained attention for reducing maintenance and fuel costs for the city of Lincoln.
