Located about 30 miles north of Atlantic City, the small neighborhood blends suburban living and rural charm with dense forests, open spaces, and waterfront views. “Little Egg Harbor is a perfect place for somebody that wants something a lot more laidback and peaceful than the city,” says Timothy Brown, Realtor with Weichert Realtors and longtime resident of the area. “The community lets you be you, and residents love that.”
Bayside views and forested trails
Nearby parks and proximity to the Jersey Shore offer ample recreational opportunities, including Freedom Fields County Park – which features a 2.1-mile trail through the woods and around a pond. Adjacent to the park is the Little Egg Harbor Sports Complex, which features three baseball diamonds and five grassy fields. Those looking for a day on the beach can find it at Graveling Point Beach, a quiet shoreline popular with locals. Residents can also drive down Great Bay Boulevard for fishing or birdwatching in the salt marshes. “It’s just such a varied area, from its landscape to what it has to offer,” says Brown. “You can stay near the bay and enjoy views of Atlantic City or go out for a drive into the country and admire the horse farms.”
Classic styles along the waterfront
The variety of home styles and sizes here are almost always available at lower price points than in the surrounding areas. Prospective homebuyers will find ranch-style and Cape Cod houses ranging from $180,000 to $350,000. Colonial Revivals and similarly traditional-style homes throughout the area range from $365,000 to $850,000. Large custom homes can sometimes feature up to five bedrooms, some with raised foundations along the waterfront, and are priced around $1 million. “You can have direct access to waterways for fishing, crabbing, or docking your boat right on your property,” Marcellino explains. Homes in Little Egg Harbor are arranged in a traditional grid pattern with streetlights, sidewalks, and well-maintained front and back yards. The limited availability of waterfront homes means the housing market moves quickly. “Listings come in and sell immediately with multiple offers,” says Carmela Marcellino, Realtor with Better Homes and Gardens Real Estate.
Shopping and dining in Little Egg Harbor
The Little Egg Harbor shopping center includes a Walmart, ACME and Rite Aid for groceries and everyday essentials, along with a salon, a barbershop and a bank. Hands Garden Center has been Little Egg Harbor’s local landscape supply and garden center for over 30 years. Naples Pizza and Restaurant is a local institution that’s been serving classic Italian dishes for over 40 years. Dynasty Diner, another popular local spot, is known for its all-day breakfast and classic American dishes.
Students get a head-start on college credit at Pinelands Regional High
The Little Egg Harbor School District provides several elementary schools nearby, while the Pinelands Regional School District serves older students. Children may attend George J. Mitchell Elementary, which earns a C-plus from Niche, for kindergarten through second grade. Frog Pond Elementary School, which earns a C-plus, covers third through sixth grades. Pinelands Regional Junior High School receives a C-plus and Pinelands Regional High School earns a B-minus. The high school features programs for students interested in the medical, law and the performing arts, while also offering dual enrollment courses for Ocean County College and Stockton University.
Head to the city or get out on the water
Residents here have easy access to highways thanks to U.S. Route 9 and Garden State Parkway running along the township. “You’re 30 minutes away by car from Atlantic City and Long Beach Island,” Marcellino says. “Little Egg Harbor is right in the center, and that’s why many people come to the area to begin with. It really offers the best of both worlds.”
