Cloverdale Watson offers lower price points

Close to Downtown Little Rock, the Cloverdale Watson community offers walkable streets wrapping around the local elementary school. Parents here enjoy the perks of being able to walk their kids to school and the convenience of having grocery stores and restaurants right in the neighborhood. “It’s a lower-income area. It’s appealing to investors and first-time buyers because of the entry price of those homes. You can get a decent house as a first-time homebuyer, and you’re centrally located. Everything you need is right around there,” says Erin Dreher, a Realtor with Mid South Realty, who’s a longtime area resident. “There are bus lines, and you can walk to grocery stores and pharmacies and restaurants, any place you would need.”

Cloverdale Watson homes offer a flashback to the 1960s

Homes in the area are mostly one-story brick ranchers from the 1960s, some with garages, others with carports. They’re typically built along sidewalk-lined streets with lots that cover about a quarter of an acre and are generously sprinkled with mature trees. Nearly half of the people who live in Clover Dale Watson rent their homes. The average list price hovers around $125,000. A three-bedroom, two-bath could cost about $100,000, while a four-bedroom, two-bath that’s been updated may sell for $150,000. “Homes will go pretty fast because of the price points,” Dreher says. “Usually within a couple of weeks.”

Hop on the bus on Baseline Road

Bus stops line Baseline Road, the neighborhood’s main thoroughfare, making it easy to get anywhere in the city. The commercial road is also bordered by sidewalks for those who prefer to walk.

Sam’s Southern Eatery is a local favorite

Residents can take their appetite to Sam’s Southern Eatery on Baseline Road and fill up on exactly what’s in the restaurant’s name — southern classics like po’boys and fried green tomatoes. Or send their taste buds to the other side of the globe at Chicot Hibachi Express, on Chicot Road, for a Japanese-style atmosphere and grill cuisine. A grocery run is easily handled at Kroger on Geyer Springs Road.

Little Rock School District Schools

Cloverdale Watson is part of the Little Rock School District, and home to Watson Elementary School and Cloverdale Middle School. Area high school students may attend Little Rock Southwest High School in the neighboring Mabelvale community. The elementary and middle schools earn C-minus Niche grades, while the high school scores a C. Home of the Gryphons, a mythical creature that’s part lion and part bird, the mammoth three-story, 400,000-square-foot high school opened in 2000 at a cost of more than $100 million and features a 4,000-seat football stadium.

Go outside and play at Ottenheimer Park

Soak up some sunshine at Ottenheimer Park, which covers 11 acres of land with a lake, playground and picnic areas. An old farmhouse on the site was repurposed as a recreation center that features a game room for kids. In the south part of the neighborhood, residents can travel off the beaten path with a visit to Thom Park to enjoy towering trees and peaceful walking trails.

For those looking for indoor fun, Southwest Community Center offers a swimming pool, gym, and many athletic programs and activities for all ages, such as martial arts classes and movie nights. Or stop by Bukanas Skating Event Center for an evening at the rink. And with an easy 10-mile trip east on Interstate 30, entertainment on a larger scale awaits in Downtown Little Rock.
