Downtown Little Rock offers single-family housing and condos. The neighborhood has a plethora of local dining options as well as access to big-box retail. Residents enjoy multiple art and history museums within the downtown, including the Arkansas Museum of Fine Arts. The neighborhood is highly walkable and offers highway access. “Prices have risen over the years, but they are keeping up with those in West Little Rock and the other areas," says Broker Don Johnson, who owns Gold Star Realty and has lived in Downtown Little Rock for five years. There are multiple public schools within walking distance of residences. Little Rock hosts festive events throughout the year, such as the Arkansas State Fair.

Classic single-family houses and newer condos
“When houses go up for sale, at the most, they stay on the market for a couple of weeks. The demand is high,” Johnson says. Most of the neighborhood’s homes are priced between $100,000 and $550,000. Ranch-style 1960s houses sell for between $120,000 and $150,000. Assessors value mid-century bungalows at between $75,000 and $110,000. Craftsman-style homes built between the 1920s and 50s sell for between $160,000 and $250,000. Late 19th-century Victorian-style houses sell for between $300,000 and $450,000. “Some of the older houses are in good shape, but some are not and do need remodeling. Many of those houses in the historic district qualify for tax credits,” Johnson says. “You have to follow certain guidelines when renovating houses in the historic district.” Two-bedroom early-2000s condos are valued between $290,000 and $600,000.

Public schools within walking distance
Children often begin their educations at Gibbs Magnet Elementary School, which has a 14-to-1 student-teacher ratio and a B-minus Niche rating. Dunbar Magnet Middle School students are 6% proficient in math and 13% in reading. The school has a C Niche rating. Teens often move on to Premier High School – Little Rock, which, according to Niche, has a 35% graduation rate and a C-minus Niche rating.

The 36-acre MacArthur Park includes a stocked fishing lake, a pavilion, walking paths, a bocce court, a fenced-in dog area and scenic gardens. People buy cooking ingredients at the Kroger on Barber Street. “There’s been a lot of economic growth over the past 8-to-10 years,” Johnson says. Locals browse novels at Paper Hearts Bookstore on East 21st Street.

Museums, a live music venue and festivals
The Arkansas Museum of Fine Arts contains works by artists like Rembrandt, Degas and Picasso. Locals visit the Historic Arkansas Museum, which includes an 1850s farmstead and the oldest building in Little Rock. The neighborhood is next to the William J. Clinton Library and Museum, which exhibits historical artifacts from the 42nd presidency. The Mosaic Templars Cultural Center is a downtown museum celebrating Black history. Folks watch musicians like John Mellencamp perform at the Robinson Center. People travel 2 miles south for the Arkansas State Fair, which attracts over half a million people annually. Downtown Little Rock holds multiple events a year. “The annual Cornbread Festival attracts a lot of people,” Johnson says. People pour into the streets to dance, enjoy alcoholic beverages and eat food at SoMardi Gras, a Mardi Gras-themed festival.

Getting around Little Rock
Residents can catch the Amtrak at Union Station on West Markham Street. Rock Region METRO operates bus stops throughout the downtown.
