Hillcrest is on the National Register of Historic Places
Less than 3 miles from downtown, Hillcrest is often called the "Heart of Little Rock" for its central location. The neighborhood was established in the late 19th century as the city's first streetcar suburb, and it's been on the National Register of Historic Places since 1990. Residents relish the storied architecture and appreciate the walkability and quirky community here, often showcasing "Keep Hillcrest Weird" stickers proudly on their cars. "It's one of those neighborhoods where people are always out walking their dogs or pushing their strollers. There are lots of shops and restaurants. It's especially popular with people who are 20 to 50 years old," says Nate Perry, a Realtor with The Property Group, who grew up in the area. College students and medical professionals are particularly drawn to Hillcrest as the University of Arkansas for Medical Sciences is in the neighborhood. The University of Arkansas is also within 2 miles.

Hillcrest's vintage architecture
Homebuyers seeking an eclectic neighborhood feeling will find it here. Hillcrest’s streets showcase everything from Queen Anne to Colonial Revival to Craftsman and modernist styles. “There are lots and lots of historic homes on the register. The Rockefellers still own a giant home in Hillcrest,” Perry says. “Houses there are all over the place. There are some gracious estates, but a lot of them are small,” Perry says. He adds that most homes here are 100 years old but well maintained, and neighbors protect the mature trees in the neighborhood. Lot sizes are small, and sidewalks guide neighbors on morning and afternoon walks. Prices typically fall between the mid-$100,000s to the $600,000s depending on square footage and the extent of renovations. Properties here are significantly less expensive than in the Heights — an area seeing a wave of new construction. Broker Ray Ellen of Pixel Properties, who's sold homes in Little Rock for 17 years, says it’s likely to stay this way for one key reason. “There are too many dads that own property that their college kids live in until they graduate from UAMS and then sell it to the next dad.” There are some new builds here, but far less than in the Heights, and they are mostly townhouses ranging from the $300,000s to $400,000s. “When a good house comes on the market it sells almost immediately,” Perry says. “A lot of that is due to low inventory,” Perry says.

There's a splash pad at War Memorial Park
Knoop Park overlooks the downtown skyline and state capitol and is considered particularly beautiful in autumn. People head there to walk the mile-long trail shaded by tall trees and stand on “echo rock” — sometimes called a “little amphitheater” by locals because they can hear their own voice echoing from the rock’s hard surfaces. Allsopp Park features a rock garden, tennis courts and a softball field, a playground, and a labyrinth of trails interlaced by streams. Its pavilion also has a large fire pit for gatherings. War Memorial Park stretches across 117 acres and offers a fishing pond and a splash pad to cool off during the warmer months.

Kavanaugh Boulevard flows through the heart of Hillcrest and the neighboring Heights community. It’s lined with local shops and an easy walk from area homes. “A lot of people that live in this area may go up and shop at the Heights. It’s got good coffee shops, shopping and restaurants but not a lot of mass-market stuff,” Ellen says. Trendy Mylo Coffee Co. is in the Hillcrest area and is the local spot for lattes, freshly baked pastries and avocado toast. Kemuri is nearby for sushi and ramen, as well as Greek, Italian and Mexican options. Kroger is just south of Mylo Coffee Co. on Beechwood Street. In the Heights, Gallery 26 sells local art, and WordsWorth Books is a go-to for perusing bestsellers among tons more local shopping and good places to grab a bite. Within a few miles is Brave New, a restaurant that offers waterside dining.

Hillcrest is home to the Little Rock Zoo
Neighbors often see each other at the small local farmers market running year-round every Saturday from 7 a.m. to 12 p.m. on Kavanaugh Boulevard. Fresh produce tends to be light during the winter, but there's always homemade food for sale, from vegan brisket to pumpkin bread to cornbread. A local farmer also brings his chicken, who he's trained to play the xylophone. Ellen says one of the most cherished events in Hillcrest is the Hillcrest Pumpkin Roll. "At the end of the season, after Halloween, they roll their pumpkins down the big hill and watch them explode. It's a big deal. And they raise money for the food bank or some charity when they do it." Little Rock Zoo is also in Hillcrest for a fun, family day out.

“The Little Rock Nine” attended Little Rock Central High
Hillcrest students may begin at Pulaski Heights Elementary, earning a B-plus on Niche, and Pulaski Heights Middle, earning a B rating, before attending the A-rated Little Rock Central High. The high school opened in the 1920s and is also a National Historic Site. In 1957, “The Little Rock Nine” — the first Black students enrolled to attend the formerly all-white high school — were blocked from entering by the state’s National Guard, drawing international attention to the Civil Rights Movement. Aside from its interesting history, the high school is also known for its academic rigor. In 2024, 17 students from Central High School out of 16,000 nationwide were recognized for their studiousness by the National Merit Scholarship Program. Mount St. Mary Academy provides a private option in the neighborhood.

Hillcrest is highly walkable
Hillcrest is very pedestrian-friendly, making it easy to get to local shops and parks on foot. It’s also built directly north of Interstate 630, a major east-west route through the city. Downtown is less than 3 miles away and UAMS Medical Center is in the neighborhood. Bill and Hillary Clinton National Airport is within 8 miles. There are bus stops in Hillcrest on Kavanaugh Boulevard.
