Part of Louisiana’s historic Florida Parishes, Livingston Parish maintains rural beauty and small-town charm while still being close to everything. “This is a growing parish,” says Nikki Calmes, a Broker with CHT Group Real Estate. “There’s a shopping center right off the interstate, and more restaurants are coming in.” Whether shopping at Bass Pro Shops or fishing for bass, the neighborhood is a prime example of Southern Louisiana culture. That duality appeals to John Schneider — The Dukes of Hazzard star created an independent film studio along the banks of the Tickfaw River. With affordable housing, close-by schools and year-round community events, anyone can find a reason to call Livingston Parish home.

Affordable houses and undeveloped land

Contemporary custom-built houses as well as small cottages sit on large lots in residential pockets separated by expansive green space. Acadian-styles are popular all over Louisiana, with Cajun influences and a steep, sloping roof. Ranch-style houses in the neighborhood stand out in their rich red brick and snout houses feature large garages. “We have more affordable housing than many of the parishes around us,” Calmes says. “People are moving to North Livingston where there’s more land to develop.” Prices throughout Livingston range from $65,000 for an investment property to over a million for a custom-built 6-bedroom waterfront property.

Mall shopping, local chains and family fun

Shopping centers like Juban Crossing and mega stores like Bass Pro Shops, complete with an archery range, are staring to earn Livingston Parish a retail reputation. But small businesses like Carter’s Supermarket, a family-owned and operated full-service grocery store known for its superior cuts of fresh meat, has been thriving since 1983. For a dinner out, local chain Sarita’s brings the flavors of El Salvador right to the neighborhood. There are plenty of ways for families to keep busy here, from picking strawberries or pumpkins at Mrs. Heather’s Farm to exploring the interactive exhibits at the LIGO space observatory.

50 schools in the Livingston Parish School District

Livingston Parish Public Schools serve around 26,000 students in over 50 different schools. Those living closer to the Albany area will attend Albany lower Elementary for kindergarten through Grade 2 and Albany Upper for Grades 3 to 4. Both schools earn a B to B-plus score on Niche. They then graduate to Albany Middle, which earns an A-minus, and Albany High, rating C overall. Near French Settlement, the titular elementary school is for preschool through Grade 6 while French Settlement High is Grades 7 through 12, they score a B-plus and B-minus, respectively.

Camping, kayaking and exploring at Tickfaw

Over at Tickfaw State Park, there’s a system of extensive trails and boardwalks traversing through four different ecosystems: cypress swamps, bottomland hardwood forest, pine forest and the Tickfaw River. In the Nature Center, an 800-gallon aquarium with native Louisiana fish is displayed. There’s also plenty of room for camping here with tent, RV, and unimproved sites available for use. Children can enjoy the water playground while those slightly older can kayak or canoe down the peacefully flowing river. For a round of golf, Greystone near Denham Springs was named Best in State by Golf Digest.

Gumbo celebrations and boat parades

Every year since 2011, Living Parish has hosted the Watson Bird and Sausage Gumbo Cook-off with 75 different gumbos and fun for the whole family. There are many holiday events throughout the year including the Krewe of Tickfaw — an annual Mardi Gras boat parade on Tickfaw River, the Memorial Day Weekend Cajun Country Jam and the Denham Springs St. Patrick’s Day Parade.

In between two major cities

Cradled on the outskirts of Baton Rouge and only 66 miles or an hour from New Orleans, Livingston Parish is convenient for commuting to larger cities. A car is needed to reside here, but luckily, I-12 runs through the parish and can take residents to anywhere in the state.

Environmental factors

Livingston Parish is very susceptible to hurricanes and floods. In 2023, a rescue center was built in response to the 2016 flooding that affected much of Livingston Parish.
