On northern Louisiana’s border with Texas, and on the east bank of the Sabine River, the small, rural town of Logansport is home to just 1,340 people, according to the 2020 census — and most lifelong residents are members of families who've lived here for generations. “Most people who move to Logansport have family who live there,” says area native Cindy Taylor, a broker and owner at T &T Realty, LLC. “A lot of people born and raised in Logansport don’t ever move away, and their children will live in their house when they pass it on to them. Usually, if someone's buying a home in Logansport, they already live there and are moving to a different house, or they lived there when they were young, moved away for a while and are now moving back to be closer to family and friends.” Despite its small population, Logansport has been working to establish itself as a presence in its own right — not just a place that people pass through on their way to somewhere else. “It’s definitely well outside the hustle and bustle of city life, but it's a very quiet, quaint little town with a really neat downtown area on the Sabine River that the chamber of commerce promotes with different events,” says area resident Jodi Fountain, owner and broker at Town & Country Real Estate. “The oil and gas industry is also very strong in the Logansport area, and of course, with that comes employment opportunities.”

Buyers will generally find manufactured, traditional midcentury ranch-style homes or bungalows here, but there are also some French-Creole-influenced homes built prior to 1900. “There are lots of very large, old homes with tall ceilings and big front porches in Logansport,” Fountain says, “but there are also some new builds. It's kind of broken up into two areas, with the historical part being more downtown, and the new, developing subdivisions being more on the outskirts. Across the board, you're looking in the $175,000 to $200,000 range here,” though fixer-uppers can be found for less. Due to the rural landscape of Logansport, many homes here sit on large lots, some with substantial acreage; there are also many open lots available for sale, should buyers prefer to build a home of their own. According to Taylor, many people buy and hold onto property in Logansport for years, not just to pass on to their children and grandchildren, but also as a way of making passive income from mineral rights due to the area’s abundance of oil and gas.
Riverfront beauty at Dennis Freeman Memorial River Park and Garret Park
Dennis Freeman Memorial River Park in Logansport offers fishing opportunities and scenic views of the Sabine River, with a paved walking trail, a playground and a splash pad for kids. There's also a large outdoor riverfront stage for concert performances. Locals can launch their boats from Garret Park, where there are also several covered picnic areas.
Local dining options with grocery shopping in nearby Mansfield
Logansport residents can do their grocery shopping at Walmart or Brookshire’s in Mansfield, roughly 20 miles northeast. Local restaurants include Big Zach’s Place, popular for its wide array of seafood and Southern comfort cuisine; the unassuming Crawfish Shack, a staple for both fried and boiled seafood as well as a large selection of homemade snow cones; and Mayte’s Mexican, which offers classic south-of-the-border favorites. There are several chain eateries in the neighborhood, too, like Arby's, Dairy Queen and Dunkin.

Learning for students in all grade levels Logansport High
Students in Logansport can attend the B-minus-rated Logansport High in DeSoto Parish School District from pre-kindergarten through graduation; the average student-teacher ratio per grade is 15:1. A 2022 finalist for the National Institute for Excellence in Teaching's Founder's Award, Logansport High features a strict dress code; girls' and boys' basketball teams (go, Tigers!); and a Type III Early Learning Center that works with the State of Louisiana to provide affordable childcare.
Annual community events
Annually in March, Logansport attracts anglers from all over when it hosts the Barber Sand Bass Tournament with a jackpot prize for the two-person first-place team. River City Fest takes place annually in May at Dennis Freeman Memorial River Park with a parade and a carnival with rides and games, as well as live music on the main stage, vendor booths, a car show and a pageant. Partnering with Louisiana's Holiday Trail of Lights, the Logansport Christmas Festival kicks off the Saturday before Thanksgiving with a parade, fireworks and visits with Santa. The lights stay on nightly through the new year, so residents can drive or walk through this winter wonderland all season long.

Commuter access to east Texas and Shreveport
U.S. Highway 84 and Louisiana Highway 5 run directly through Logansport, providing commuters with direct and connecting access to hubs in Louisiana and the South. According to Fountain, most residents who don’t work in the oil and gas industry commute outside of Logansport for work. “It’s a main thoroughfare that leads you from the Texas-Louisiana border to Shreveport or to East Texas, where most people work in the bigger industries and businesses there,” Fountain says. The Shreveport Regional Airport is roughly 40 miles north, serving destinations that include Dallas/Fort Worth, Atlanta, Houston, Los Angeles and Charlotte. For specialized and emergency medicine, DeSoto Regional Health System is roughly 20 miles northeast in Mansfield.
