The airport-adjacent neighborhood of Artcraft Manor is a friendly community that one can easily slide into at events and Little League Baseball games in the neighborhood's community park. Sitting right between Long Beach's Traffic Circle Area and Interstate 405, it's a neighborhood with a lot of foot and car traffic from nearby shopping and freeway access. These factors combine to form a neighborhood with a unique contrast of calm corners and happening hotspots. "The community is very close, all the neighbors are nice and they take care of each other," says Realtor Katiana Cadena of Re/Max College Park Realty, who helps organize community events in Artcraft Manor with her family.

Ranchers for less than Los Altos
Leaving the traffic circle and heading north on Lakewood Boulevard brings travelers to Artcraft Manor's swathe of 900 to 1,200-square-foot ranchers and bungalows. Their designs often include elements most often associated with Spanish-style architecture, such as terracotta roofs. But plenty break the mold too, sometimes flashing hints of midcentury or even Tudor-style influences. Single-family properties tend to be the most expensive, ranging anywhere from mid-$700,000 to over $1 million. "It's cheaper here than when you get closer to Los Altos, so when a place goes on the market, it goes quickly," Cadena says. Closer to the Traffic Circle, buyers can find growing options for condos and townhouses too. These tend to sell for lower prices, from $400,000 to $800,000.

Walking to Potholder Cafe
Immediate access to the Traffic Circle Area offers ample shopping and dining. Thanks to pedestrian crossings on major roads and well-maintained sidewalks on residential streets, "You can even walk there actually," Cadena says. West Coast chains such as In-N-Out Burger and El Pollo Loco have locations near the circle, as do several national chains. The main draw is the area's multiple supermarkets and big-box shopping, including locations for Ralph's and Vons, and apparel stores like Marshall's. For local dining, residents tend to stay away from the Traffic Circle Area, instead going up to Stearns Street for a vintage cocktail at Blondie's or multinational comfort food from The Potholder Cafe.
Picnics and Little League champions
Stearns Champions Park is the heart of Artcraft Manor. Originally named Stearns Park, over time it has grown considerably. A rename in the early 2000s honors its history as the site of home fields for the Little League Baseball World and National Championships teams of 1992 and 1993. Today, visitors enjoy the park for its playground and green spaces for picnics, as well as night-lighted basketball, tennis and volleyball courts. Additional parks and recreation facilities are within a short drive of Artcraft Manor, such as Recreation Park, which includes an off-leash dog area, public golf course and the Billie Jean King Tennis Center. Another public golf course is only 3 miles east. "From the Artcraft Manor area to El Dorado Park is maybe only 10 minutes," says Cadena. If seeking an indoor recreation option for hot or rainy days, the Traffic Circle Area has multiple indoor gyms that offer membership.

Yard sales and holiday gatherings
There are many ways to get to know one's neighbors in Artcraft Manor. "We usually host a community yard sale once a year," Cadena says. Community events such as Easter coloring contests, Little League Baseball games and food donation drives are commonly held at Stearns Champions Park.
A-rated schools with advanced pathways
Public school students in Artcraft Manor begin their education nearby at Bixby Elementary, then age up to Standford Middle School for grades 6-8. Both have Niche scores of A-minus. For grades 9-12, students attend Wilson High School, which has a Niche score of A. Wilson High offers multiple advanced programs, such as AP Courses for college credits and five education pathway schools that include the arts, public service, biotech and more.

Bus routes run through Artcraft Manor, both in the Traffic Circle and near residential streets. Commuters are enticed by the proximity to the I-405 Freeway, while frequent flyers have immediate access to the recently expanded Long Beach Airport.
Things to consider
The neighborhood's location spells traffic circle and interstate congestion around midday and peak commuting hours, as well as from the airport. "You have some noise in that area from the airport, but not that much," Cadena says. Property crime is another factor to consider. Larceny and motor vehicle theft both have a CAP Index score just above the national average of 4 points. Violent crime rates in Artcraft Manor are generally consistent with national trends.
