A luxurious gated community of Long Beach
Bixby Hill is the smallest of Long Beach's three neighborhoods named for the Bixby family, whose 19th-century ranches once covered most of the city. The gated community used to be part of John William Bixby’s 28,000-acre Rancho Los Alamitos, which was the largest cattle ranch in the United States. Today the Rancho Los Alamitos Historic Ranch and Gardens in the heart of the neighborhood are all that remains of Bixby Hill’s agrarian past. “This is a great place for buyers who want another level of protection,” says Zaia Estates Realtor Shannon Paul, a resident of Bixby Hill since 2017. “It’s very private for people looking for seclusion; it feels private, but you’re still in the city.” As a 24-hour guard-gated HOA community, Bixby Hill offers residents a quiet, upscale lifestyle.
Condos, townhouses and single-family homes in Bixby Hill
The neighborhood is primarily residential, composed of luxury condos and townhouses, along with single-family homes lining nearly a dozen quiet cul-de-sacs. The grounds of the gated community are meticulously landscaped, and most houses have garages and pools. “Many of the homes were higher-echelon custom-builds on decently sized lots when constructed in the 1970s,” Paul says. Many have Mediterranean or midcentury modern architecture. Single-family homes range from around $1.5 million to $2.5 million — homes on the higher end are often fully updated. Condos and townhouses range from around $750,000 to upward of $1 million. “The values here are great and property appreciates quickly. When you buy in Bixby Hill, the value every year is going up 8% to 10%, if not more,” Paul says. “And buyers must act fast because properties don’t hit the market often. Once people buy here, they stay here.”

Well-rated Long Beach Unified public schools
All three schools that serve the neighborhood have A ratings on Niche. Kettering Elementary is a walkable community school within Bixby Hill. Students then advance to Rogers Middle School. Woodrow Wilson High School offers 27 Advanced Placement courses and has turned out nearly 40 Olympians. The neighborhood borders California State University Long Beach, an increasingly popular campus and the second largest in the California State University system. Despite the nearly 40,000 students that matriculate to CSU Long Beach, the community’s stone walls and gates keep foot traffic at bay.
Woodrow Wilson High School of Long Beach was founded in 1925.

Recreation Park and Long Beach Bikeway
Bixby Hill residents are just a few minutes from the local beaches and the city’s expansive 210-acre Recreation Park, which includes a dog park and an 18-hole golf course. Hikers and bikers can use the Long Beach Bikeway, which runs along the east side of Bixby Hill and connects to LA’s immense network of spillway-adjacent bike trails.

Alamitos Historic Ranch and Gardens
The expertly maintained grounds of Rancho Los Alamitos Historic Ranch and Gardens are the neighborhood's centerpiece, with tours of the museum available Wednesday through Sunday. But the best spot for local entertainment is probably CSU Long Beach. It offers residents a scenic and walkable campus, including a manicured Japanese garden and regular sporting events, not to mention a constantly updated schedule of music and theater performances and art exhibits.

Brunch at Fantastic Cafe and more retail at Marina Pacifica
The one drawback of the gated community is the lack of walkable neighborhood shopping and dining. Low-key but well-reviewed breakfast spots Fantastic Cafe and Dey’s Doughnuts and Croissants are just around the corner from Bixby Hill, but for most shopping and dining needs, there is the Marina Pacifica Shopping Center. Only 3 miles south of the neighborhood, the bayside Marina Pacifica has a lot to offer, from multiple supermarkets to department stores to the Long Beach Southeast Farmers Market. There are also diverse restaurants nearby. Options include the classic Cali-Mex at Komo’s Cocina and seafood spots like The Crab Pot.

A 25-mile drive to LA and 6 miles to downtown Long Beach
Via Interstate 605, Bixby Hill is about 25 miles away from downtown LA, and it’s only 6 miles east of downtown Long Beach. There is also access to Interstate 710. Most residents rely on their vehicles to get around, but there are nearly a dozen bus routes in the area. There is Metro light rail service in downtown Long Beach that connects to the Greater Los Angeles metro area. For farther travel, the neighborhood is 5 miles southeast of Long Beach Airport.
