Sitting just south of Long Beach’s largest park is the neighborhood of El Dorado Park South. The community enjoys convenient access to many city amenities, from its namesake park and nearby highways to highly rated schools and shopping. “It's unassuming when you drive past on the main road, but when you turn into the neighborhood, it's surprisingly charming,” says long-time resident and local Realtor Angie Rebennack.

City's largest park borders neighborhood
The neighborhood’s defining feature is its proximity to El Dorado Park, from which it gets its name. "People frequent it for picnics, barbecues, to play sports and for other family outings," Ling Beh, Realtor and founder of Strive Real Estate says. With all of El Dorado Regional Park's amenities right next door, residents have enviable access to one of Long Beach’s favorite parks. Subdivided into multiple areas, the park has over 600 acres of space, providing extensive paved multi-use trails, a nature center, and a community garden with hundreds of plots. El Dorado Park Golf Course, sectioned closely to the neighborhood, is the ideal spot to book a tee time. "It's well-known locally, and it gets pretty packed," Beh says.
With El Dorado Regional Park so close, there is never a shortage of outdoor activities.

Midcentury homes with personalized upgrades
This slice of Long Beach was developed through the mid-1950s, giving each home's exterior a distinct midcentury look. Over the years, owners have renovated and elevated their classic homes with more modern features, like pools, new appliances and updated flooring. Front lawns provide the most space for customization. Rebennack says, “Driving through the neighborhood, you can see the care and love people pour into their homes. Someone grew a poppy field in their front yard, and someone else grew wine grape vines — like a mini farm in their front yard. It's a beautifully eclectic mix.”
These updated midcentury modern homes sell between $780,000 and $1.1 million, depending on available space and upgrades. Rebennack says the prices are standard for midcentury neighborhoods in Long Beach, but residents are investing in more than just a house when they buy in the area. “People end up staying here longer than they ever expected and build a life in the neighborhood,” she says.

Neighborhood designated for sought-after schools
Long Beach offers families school choice, but El Dorado Park South is designated for highly competitive schools. Neighborhood kids may attend Tincher Preparatory School, a Long Beach Unified School District public school serving kindergarten through eighth grade. According to U.S. News & World Reporting, it's among the top 200 Best Public Middle Schools in California and graded A by Niche. Millikan High School, graded A-plus, is in Niche's top 200 college preparatory schools, thanks to its specialization education pathways.
After graduating, students interested in attending a state college close to home can apply to California State University Long Beach. The campus is less than two miles from the neighborhood.
Tincher Preparatory School is named after Eugene Tincher, a dedicated Long Beach public servant.
Milikan High School serves El Dorado Park South students and is a well rated school.

Lakewood Shopping Center and Marina Pacifica
Though El Dorado Park South is essentially residential, plenty of Long Beach mainstays are nearby when residents need to pick up necessities or eat. Local restaurant John’s Hamburgers, a Stater Bros. Market and the assorted shops of Lakewood Plaza Marketplace are about two miles away. Additional retail choices are available at Long Beach Towne Center, just beyond the park's north edge. It offers big-box stores, a movie theater and more.
For more shopping and dining options, they head a few miles south to Marina Pacifica, where visitors can grab fresh ingredients at Trader Joe’s and Whole Foods, browse for new clothes at Nordstrom Rack, catch a movie at the theater, or eat dinner at one of the local or chain restaurants. Tantalum, an Asian Fusion restaurant, is a popular choice.

Nearby interstates make commuting easy
Interstates 405 and 605 cross just outside the neighborhood, making it commuter-friendly in any direction. Residents don’t experience much congestion around their homes but might experience some noise. Rebennack says, “You do hear it, but it doesn’t cause any major issues. It’s an overpass, so it doesn’t cause congestion or traffic concerns.” However, overhearing automobile traffic is the worst the neighborhood has to deal with. Long Beach Airport is only four miles away, but the neighborhood is not in the flight path, so locals won’t experience much flyover noise. .

El Dorado Park South Neighborhood Association hosts events
Residents will find plenty to keep them busy in their own neighborhood. “We have quite a lot of events,” says Rebennack, who is also the Vice President of the El Dorado Park South Neighborhood Association. “We’re not an HOA — it’s all donation-based. Through the neighborhood association, we have multiple fun events, and health and safety events. The main thing we’re known for is our holiday celebration. There’s a decorating contest with a trolley, lights, and Santa. There’s a summer picnic, chili cookoff, and all kinds of stuff. There is literally something every month for anyone who is interested in participating.”
The city of Long Beach also has a lot to offer, from concerts and seasonal festivals to historic landmarks and attractions. El Dorado Park South is within walking distance of the Carpenter Arts Center at California State University Long Beach, making it easy to see shows.
