Hamilton, in north Long Beach, is close to city amenities, freeways and a revitalized business district, but also has some rustic allure, with an equestrian park set alongside the Los Angeles River Trail.
Homes are fronted by nicely maintained sidewalks that lead you through the neighborhood. Enjoy a shade tree's foliage while you pause to admire a neighbor's aesthetic landscaping. Some street names have fruit flavors; you might write Orange, Lemon or Lime Avenue as your return address once you move here. If you're lucky, your lot will include a citrus tree.
"The market here is somewhat competitive," says Luke Smith, a Realtor with Keller Williams Encino-Sherman Oaks. "An average home sells for about 4% above list price and goes pending or under contract in about 20 days." Most houses are single-family dwellings built from the 1930s through the '50s. Architectural looks include ranch-style homes, Traditionals and those with Spanish elements like clay tile roofs and stucco exteriors. Most homes are one story, so when the rare two-level model goes on the market, it's snapped up quickly. Expect to see a price range from about $450,000 to $800,000. There also are some condos and town houses which were built in recent decades and sell for under $500,000.
Public educational options for neighborhood kids include Grant Elementary and Hamilton Middle School, which was graded B- by Niche. Jordan High School offers specialization pathways and an international baccalaureate magnet program. Students at Dominguez High School, in nearby Compton, have their pick of activities, including Engineering & Robotics Club, AP Spanish Club and a marching band. Older students may enroll at one of the nearby campuses of California State University: Dominguez Hills or Long Beach.
The 72nd Street Arena is an equestrian park along the LA River Trail. It encompasses three acres and includes an arena and a special events facility for horse lovers. Though you won’t likely have space on your Hamilton property, you can still become a horse owner and board yours at a local stable. Hamilton is about 3 miles from Richland Farms, an area of Compton known for horse culture and an intact agricultural legacy.
If you want to develop your green thumb, look into possibilities at the North Long Beach Community Garden. Nearby, there's the 26-acre Houghton Park, with many amenities, including baseball diamonds, courts for basketball, tennis and volleyball, a skate park and a playground. The community center hosts city programming for all ages.
Just a couple of miles away, the Michelle Obama Neighborhood Library is a great community resource with nearly 25,000 square feet of space, including a learning lab studio, community garden and a supply-brary, which provides students with materials for school projects.
Even closer is Uptown Commons, part of the Uptown Business District, an 18-block area of north Long Beach that's being revitalized with much success for small businesses. Check out the hip eateries here, operating out of refurbished shopping containers, including La Super Birria, Shomi Noods Ramen Bar, Main Chick Hot Chicken and Shootz Hawaiian. Of course, there are more extensive shopping sites a few miles away, in locations like Bixby Knolls or Compton's Gateway Towne Center. With the 710 right here, you can easily travel about 10 miles south to the shore, and the 91 will take you wherever you're headed when going east or west. Hamilton gives you many choices close to home, plus easy access to the rest of Long Beach and the region.
