An industrial neighborhood in north Long Beach
In northeast Long Beach, away from the busy city center, sits Saint Francis. While this quiet community is removed from some of Long Beach’s more glamorous sights, buyers are attracted to its low-traffic streets and lack of tourists. While some of that seclusion comes from its location, another aspect is that Saint Francis is mostly industrial, especially west of Obispo Avenue. North Long Beach typically sells below the Long Beach average, so buyers also seek out this area for its relative affordability.

Ranch-style homes with private driveways
Saint Francis is an older neighborhood and was built in the same development era as the adjoining community of Lakewood. Midcentury tract houses sit side by side on uniform lots. Sidewalks cut a path past the rows of ranch-style homes built in the postwar era. “It’s relatively newer housing for Long Beach, mostly built in the 1960s,” says Alan Fasnacht of Team Fasnacht Realty. “They're nicer, larger houses that always sold for a little bit more. But you’re still in North Long Beach, so the prices are less than they are in nearby Lakewood.” Homes start at $630,000 and can go up to $920,000. In Saint Francis, many homes sit on spacious lots with private driveways or have garages, a rarity in Long Beach where parking is often difficult. “It's some of the best housing stock in North Long Beach,” says Fasnacht.

Getting around on Highways 19 and 91
While the city bus does circulate in the area, most residents get around by car. Highways 19 and 91 intersect a few blocks outside Saint Francis. Just two miles west, Interstate 710 runs 18 miles north to Los Angeles. Long Beach Airport is just 4 miles south of Saint Francis. The neighborhood also is adjacent to Lakewood Regional Medical Center, across the street from the Walmart-anchored shopping center. There’s also a mental health urgent care center in the neighborhood.
The 91 Freeway is close to Saint Francis.

The Cajun Crab and a popular nursery
A Walmart Supercenter and WinCo Foods are located along South Street, a retail corridor bordering the neighborhood. South Street is also lined by restaurants ranging from Domino’s and Subway to local favorites like The Cajun Crab, which serves seafood and Thai dishes. The city of Lakewood borders Saint Francis, and many go to nearby Lakewood Boulevard for more retail options. “H&H Nursery is the big thing that everyone knows around there,” says Melinda Elmer, a Realtor with Century 21. The family-run garden center has been in business since 1976, offering customers everything from flowering plants to cacti.

Charting career paths at Jordan High School
Kids can start school at McKinley Elementary School, which Niche graded B-minus. They can advance to Hamilton Middle School, which earned a B. Jordan High School, which earned a B-minus and is known locally as J-Town, offers multiple career pathways, from journalism to manufacturing, to help shape students’ coursework and prepare them for post-graduate work or continued education.

A pair of walkable parks
Ramona Park and Devenport Park border Saint Francis to the north and south, respectively, so while there are no parks in the neighborhood, residents are within walking distance of two. Ramona Park is known for its baseball diamond and tennis and basketball courts. The park also offers a soccer field and an active community center, which is the home base for some of the city’s youth recreation and teen programs. Davenport Park is a smaller green space offering half court hoops, a walking trail and a playground.
Organized and impromptu soccer games happen at Ramona Park on the weekends.
