Long Beach community with easy-reach resources
Separated from the rest of the city by the Los Angeles River, Westside is its own Long Beach enclave, with all three public schools closely situated, three city parks within walking or biking distance and primarily single-family homes. "It's an older, established neighborhood," says Thomas Applegate, a Realtor with Re/Max Real Estate Specialists for over 40 years. "Right there is the 710 freeway for commuting, and you're close to the Pacific Coast Highway. The big thing about being in the central part of Westside, as opposed to Upper Westside, is that you are closer to the water. You take the PCH east, go south at any time and you're just a mile or so from the beach." When Ruth Salud, real estate associate broker with Home Team Realty & Wisdom Loan Mortgage Broker, was recently preparing a home for sale, she says she was taken with how cordial and willing to help the neighbors were. "I have been in the industry for 25 years, and that is unusual to see; it doesn't happen often," she says.

Comparatively affordable modest-size homes
Westside's established ranch-style homes are characteristic of Long Beach between the 1940s and 1970s. "A lot of conventional, modest homes on raised foundations," says Applegate. "The typical home lists between $700,000 to $800,000. It's one of the more affordable parts of Long Beach, and it's more residential too. You won't see many apartment buildings." A handful of condos and townhouses that sell between $480,000 and $550,000 are found in the neighborhood core. Minimal traditional homes built during a post-World War II construction boom are prominent, and custom remodels stand out. Some feature the decorative Spanish style common to the city. Short, single- and double-car driveways lead into garages, and backyards feature the occasional pool or residential addition.
Ranch homes make up the majority of the Westside residential landscape.
Condos and townhomes in Westside are moderately priced just below single family homes.

New Admiral Kidd Park playground, Silverado Park pool
In 2023, Admiral Kidd Park replaced a burned-down playground with brand-new accessible play equipment, and the park's recreation center offers afterschool, teen and youth sports programs. Hudson Park's lighted baseball and soccer fields are popular with adult sports leagues. Nearby Silverado Park in Upper Westside is one of the city's busier parks, complete with a skate park, tennis courts and pool. "They have a whole aquatic center that's really nice," says Applegate. "I used to take my son there for swimming events."
The games are on at the many facilities of Hudson Park maintained by Long Beach.

Long Beach Unified School District earns an A on Niche. Students start at either Hudson Elementary, given a B-minus, or Garfield Elementary, which gets a B. Stephens Middle School earns a B-minus, and Juan Rodriguez Cabrillo High scores a B. Cabrillo students have access to a unique Port of Long Beach Academy of Global Logistics offering first-hand exposure to real-world issues in transportation, supply and international trade, culminating in a senior capstone project where students play the roles of business executives at Long Beach Harbor. St. Lucy School offers a private, faith-based option for prekindergarten through eighth grade.

Multicultural cuisine, Long Beach Beer Lab, downtown attractions
Westside residents can choose among Filipino, Peruvian and Mexican fare along Willow Street to the north, Pacific Coast Highway to the south and the central Santa Fe Avenue corridor. Among the eclectic food choices are the takeout-only 5000 Pies for pizza, Mariscos Las Islitas for Latin-inspired seafood dishes, and Edna's Filipino Cuisine, serving authentic pork menudo and pancit bihon. Just a quarter mile east in neighboring Wrigley, Long Beach Beer Lab combines craft brews, pizza and pinball, and Wrigley Coffee is a unique café that doubles as an employment training center. A few miles farther across the Los Angeles River, downtown Long Beach brims with theaters, bars, the Long Beach Convention Center and waterfront fun, including an aquarium and marine biological reserve. Grocery shopping requires a short drive to multicultural markets in neighboring communities or to Vons downtown.

Easy access to Port of Long Beach and Wilmington Oil Refinery
Westside is convenient to employment opportunities nearby. The nation's third-largest oil field, Valero Wilmington Oil Refinery, as well as downtown Long Beach, are within a 3-mile drive via Santa Fe Avenue. And just 6 miles south, Interstate 710 connects Westside to the Port of Long Beach. Long Beach Transit bus stops dot Santa Fe Avenue, Willow Street and Easy Avenue. For domestic flights, Long Beach Airport is an 8-mile, 15-minute drive east.

Christmas Tree Lighting and Filipino festival
Each year in early December, Long Beach locals converge on Terrace Plaza downtown for the annual Christmas Tree Lighting of a nearly 70-foot tree, live music and local food trucks. More than 5,000 lights and fireworks decorate the plaza, creating a dazzling holiday display. In mid-December, the Long Beach Parol Lantern Festival honors the city's Filipino community — one of the nation's largest Philippines-born populations of more than 14,000 residents.
