A historic district of Long Beach with eclectic architecture
Willmore, designated a historic district by the city of Long Beach in the 1970s, sets itself apart with notable architecture. “You’re next to downtown, but you have historic 100-year-old homes. It’s a really nice combination,” says Realtor Shannon Paul, who works with Zaia Estates and has over five years of experience in the area. “The houses are lovely, and you’re close to tons of great stuff.” An example is the historic Bembridge House, which stands as a symbol of Willmore’s heritage. Built in 1906, the blue Queen Anne mansion features a wraparound porch, lacy trim and Tiffany glass windows. Eyed for demolition, it was saved by preservationists and Dorothy Bembridge, who was a resident of the home. After she passed away, Long Beach Heritage bought the house, restored it and has opened it up for tours. Here prospective buyers can also find many other home styles.

North of downtown Long Beach, Willmore is a residential neighborhood composed of walkable grid-style blocks of single-family homes and apartment buildings. Residents can expect lawns with enough space for garden beds, often landscaped with palm trees and rose bushes. Many of the houses’ exteriors are well cared for, especially historic homes that qualify for the Mills Act. This gives tax credits to the owners of historic houses who preserve their property per particular standards. Each of Willmore’s buildings seems to narrate a different chapter of the city's past, combining original details like hardwood floors with modern appliances and renovations. Craftsman bungalows and Mediterranean houses range from $700,000 to $1 million. On the lower end, condos range from $300,000 to $600,000. However, prospective buyers should keep in mind that there are fewer single-family houses in the inventory than multi-family units. “Rent there has gone up significantly as downtown has gotten nicer and nicer. There’s a trend of investors buying older cool architectural buildings and renovating them into apartments to make the buildings perform better,” says broker Cody Charnell, who works with Sage Real Estate and has about a decade of experience. This busy urban area has a high CAP Index Crime Score: a 7 out of 10, compared to the national average 4 out of 10.

Drake Park and more recreation options
At the heart of this community lies Drake Park, a popular green space on the western side of Willmore. Here families enjoy picnics in gazebos, while kids climb the playground. For athletes, the park has soccer fields, tennis courts and basketball courts. Cesar E. Chavez Park, located in the neighborhood’s southwestern corner, offers an indoor gym and walking paths lined with palm trees. Directly west of both parks, the Los Angeles River Greenway Trail can take cyclists through about 40 miles of terrain, including downtown LA. A project is underway to make the path 51 miles long, specifically building areas in the San Fernando Valley and closing a gap in downtown LA. The project needs more funding before an official completion date is declared.

Events with the Willmore City Heritage Association
The Willmore City Heritage Association fosters community spirit with regular events welcome to all neighbors. Winter in Willmore, which takes place in December, features vendors, photo ops with Santa and live music. In autumn 2024, the organization also had two tree planting sessions to plant 60 trees along streets within the neighborhood.
Restaurants and bars on East Anaheim Street
Willmore’s main retail area is East Anaheim Street, located on the community’s northern edge. The thoroughfare’s diverse restaurants include the casual Cafecito Salv, which serves authentic Salvadorean dishes, and a popular watering hole called The Hawk. It's known for its neighborhood bar feel, complete with pool tables and a jukebox. For groceries, residents can stop by Superior Grocers on the eastern side of the community. While Willmore itself isn’t known for shopping, the neighborhood is walkable to downtown Long Beach and City Place Shopping Center, where locals can find quaint record shops and clothing stores.

Long Beach Unified public schools like Cabrillo High School
On Niche, Edison Elementary School earns a B-minus rating. Washington Middle School has a C-plus, while Juan Rodriguez Cabrillo High School has a B. The high school has multiple course pathways, including the Cabrillo Academy of Law and Justice as well as Cabrillo Engineering and Design.

Willmore is a highly walkable neighborhood only about a mile north of downtown Long Beach. Via Interstate 710, the community is about 25 miles away from downtown Los Angeles. The neighborhood is served by the Orange County Transit Authority, which has stops throughout the neighborhood. Locals are also just a couple of miles from a light rail station in downtown Long Beach, which has the Metro A Line to Pasadena. For medical services, Dignity Health - St. Mary Medical Center is about a mile east of Willmore. The neighborhood is about 5 miles southwest of Long Beach Airport.
