'Greenvale often gets overlooked'
When it comes to shopping and dining, Greenvale has locally owned spots and chain stores downtown. Residents in neighboring Long Island hamlets, particularly Roslyn Harbor and Old Brookville, visit to pick up groceries, grab lunch or shop for clothes. "Greenvale often gets overlooked by people who aren't familiar with the area,” says Damian Ross, an associate real estate broker with Daniel Gale Sotheby’s International Realty in Greenvale. “It falls in two large school districts because it doesn't have its own, but it's a convenient place to live when you want to be close to public transportation, the highway and restaurants without being too far into the North Shore." The nearby Greenvale Station also provides residents an hourlong commute to Penn Station in Manhattan. While having less than 300 homes plays a hand in Greenvale’s small-town vibe, the downtown shopping scene and popular schools make it an easy place to put down roots.

With shopping centers like Wheatley Plaza, finding a small local business to support or a major retail store filled with essentials takes no time. “Bar Frites has been there forever, and I know the owners have more restaurants in Long Island,” Ross says. “And Wheatley Plaza is popular with locals. I know people from nearby towns come to shop there, too.” Getting a treat at Lazar’s Chocolate is a sweet way to wrap up the day after picking up groceries at Stop & Shop or finding new children’s clothes at Tutti. Ben’s Kosher Delicatessen offers a to-go menu full of soups, sandwiches and salads for those who need a quick bite for lunch. Greenvale Townhouse Restaurant on Glen Cove Road welcomes anyone craving breakfast for dinner, and sports fans grab a beer and burger at Barefoot Peddler before settling in to watch the game.

From Greenvale Station to Manhattan
Most streets are sidewalk-free, but that doesn’t stop residents from getting around town. Nassau Inter-County Express buses run along Glen Cove Road and Northern Boulevard, making it easy for students and staff to visit the New York Institute of Technology - Long Island. Commuters who take the Greenvale Train Station to Manhattan in the morning change trains at Jamaica Station before continuing their trip into the city. “Greenvale is the closest station and can get you into New York City in 50 to 55 minutes,” Ross says. Those who don’t mind the traffic drive down Glen Cove Road to hop on Interstate 495 before starting their trek into New York City.

Small community with a tight housing market
Greenvale has an eclectic collection of established homes, from simple ranch-style houses and Dutch Colonials to large Colonial Revivals and Georgian-inspired homes. One built in the 1930s with three bedrooms and a moderate yard can range from $700,000 to $900,000, while a renovated five-bedroom home with a large yard hidden behind a wall of tall trees might sell for over $1 million. Finding a home for sale here can be difficult. “Greenvale is so small that we're lucky to see a few houses on the market. There's a good mix of prices, from entry-level prices around $700,000 to over $1 million for homes closer to Old Brookville,” Ross says. The CAP Index gives Greenvale a 2 out of 10 crime score, with 10 being the highest. The national average is 4. The Rescue Station 3 building, where volunteers and full-time firefighters wait to answer EMS and fire calls, has been a community landmark on Locust Street since 1937.

Top-rated schools in Roslyn Union Free School District
Greenvale’s highly rated school districts create a major draw to the neighborhood. Most of Greenvale is served by the Roslyn Union Free School District, which Niche gives an A-plus rating and ranks as the second-best school district in New York. Harbor Hill School gets an A-plus and teaches students before they transition to Roslyn Middle School. The Roslyn Middle Parent Faculty Association (PFA) organizes sweet charity events that might include pieing the principal and some teachers in the face to raise money for Neurodiversity Month. In 2024, Roslyn High School saw a jump in students being accepted into Ivy League colleges, including Cornell University and Princeton University. All three schools get A-plus grades from Niche. A small portion of the homes in the northeast part of town fall in the North Shore Central School District, which also has an A-plus rating. The New York Institute of Technology - Long Island sits less than a mile east of the hamlet.
