Year-round coastal living with a big boating community
Brushing up against the Shinnecock Canal, Hampton Bays is a quintessential boating town surrounded by water on three sides. “Wherever you are in town, you can dock your boat behind your house or at the marina,” says Chris Chapin, a licensed real estate salesperson with Douglas Elliman and Hamptons local. “You can explore Great Peconic or Shinnecock Bay and enter the open Atlantic Ocean. You can even sail to nearby New London, Connecticut or Greenport, Rhode Island.” Hampton Bays typically has slightly more year-round residents than seasonal, offering a small-town ambiance. “Hampton Bays is more relaxed than any of the other Hamptons,” says Vicky Reynolds, an associate broker at Daniel Gale Sotheby’s International Realty who has sold homes here for 35 years and is a fourth-generation Hamptons local. “To me, September, October, even November, are beautiful out here. I really love it.” Although Reynolds says more people are staying year-round or spending time in town later in the year since the pandemic, Hampton Bays does get quieter from November through February. While a few seasonal restaurants in town shut down, making it quieter, there’s also less traffic during these months.

Swimming and surfing at Ponquogue Beach, sports at Red Creek Skate Park
Boating and sailing are incredibly popular in Hampton Bays, and fishers cast off from boats at least as often as they do land or piers. “If you’re into fishing, they have quick access to the ocean and for the deep sea fish,” Reynolds says. Ponquogue Beach is also an incredibly popular spot to enjoy the water by swimming, surfing or relaxing in the sand. It has lifeguards all summer long, as well as bathrooms and a concession stand. Skateboarders practice their kickflips at the Red Creek Skate Park, which also offers a small playground, tennis courts, basketball courts and baseball fields where kids often practice their pitch. In the afternoon, Good Ground Park boasts an outdoor amphitheater that hosts community events throughout the year while the shouts of children echo from the playground. Nearby, the 1,815-acre Hubbard County Park offers hiking and hunting underneath its pine trees. The park’s freshwater Penny Pond is also a favorite spot for a calm afternoon of kayaking or fishing.

Fixer-uppers starting at $600,000
Colonials and ranch-style homes are both incredibly popular along Hampton Bays’ tree-lined streets, but in a neighborhood where many homes are custom-built, there are always unique styles to be found, including cottages and 1980s contemporary homes. New constructions are sometimes built in a modern or modern farmhouse style, but other times they fit more classic colonial styles. According to Reynolds, homes in Hampton Bays typically cost less than those in Westhampton or Southampton, though home prices are on the rise. Landlocked two-bedroom, one-bath fixer-uppers start at around $600,000 and three-bedroom fixer-uppers start in the $700,000 range. Depending on its size, a landlocked home that needs little to no fixing up could cost between $800,000 and $1 million. Homes on the water start at around $1.5 million and can climb to $8 million. One-bedroom condos or co-ops start at around $200,000, while a three-bedroom co-op on the water can cost nearly $700,000. “Some houses are on the ocean bay, but they have a vista of the ocean, too, in the distance,” Reynolds says. “That’s how close it is to the ocean.” The CAP Index crime score is 3 out of 10. The national average is 4.

Italian eats at the San Gennaro Feast
One of the town’s most significant annual events is the San Gennaro Feast of the Hamptons. Residents and visitors fill the streets along Good Ground Road while live music and the smells of fresh Italian cuisine and pastries waft through the air. This weekend-long Italian festival occurs every fall, featuring carnival rides, artisan vendors and meatball eating contests.

“The community feels like a small town from the 1940s, where children ride their bikes in the street, and everything you need is within walking distance,” Chapin says. Cowfish is particularly known for its lobster rolls and Rumba is a popular place to grab a cocktail and tacos with friends. The two waterfront restaurants both feature gorgeous views and docks where boats can park for those looking for a meal after a day out on the water. Out of the Blue offers simple, fresh seafood on its outdoor patio. “We’re not talking anything fancy,” Reynolds says. “It’s paper plates, you just sit outside. It’s really great. We go there a lot, and basically, you can ask for the tuna, black and blue crusted, and the chefs just cook it for you how you want. They service Manhattan for sushi restaurants, too, that’s how good their fish is.” There’s even more fresh seafood right on the docks where fishermen bring their catch, at the year-round Sundays On the Bay and the the seasonal Oakland’s, which is known for its open-air bar and live music right by the water. “You get to see all the boats coming in, and you get to see all the fishermen come in with the catch,” Reynolds says.
Regal UA Hampton Bays is filled with moviegoers on the weekends, and Hampton Bays Plaza is home to major retailers like Macy’s and Petco. Stop & Shop and King Kullen provide groceries close to home, while Nurel’s Farmers Market has fresh produce and flowers every day of the week.

Career and college prep at Hampton Bays High
The Hampton Bays Union Free District gets a B from Niche. Students attend Hampton Bays Elementary School and Hampton Bays Middle School, which both score a B-minus, before moving on to Hampton Bays High School. With a B-plus, the high school offers in-house Career and Technical Education courses as well as after-school activities like yearbook, mock trial and robotics clubs.
Hampton Bays Middle School has been fully operational since the 08-09 school year.
Hampton Bays High School provides a full complement of AP and college-level courses.

Sunrise Highway, LIRR to Montauk or NYC
Sunrise Highway passes through the neighborhood, but Montauk Highway, which is dotted with bus stops, serves as its main thoroughfare to reach shopping and dining. According to Reynolds, having these two roads running parallel keeps most of the traffic on Sunrise Highway, keeping the main street relatively quiet. Westhampton and Southampton villages are both about 10 miles away, and the North Fork and its vineyards are just 11 miles away. From the Long Island Rail Road’s Hampton Bays Station, it takes 55 minutes to reach Montauk and at least 2 hours to reach New York City.
