While Long Beach day-trippers pass right by Harbor Isle only 2 miles shy of the bustling boardwalk and Atlantic Oceanside beaches, this established, bayside island’s name isn’t likely to ring a bell to outsiders. “The only way in or out is by two bridges. If you’re coming over to Harbor Isle, it’s because you live here or you know somebody,” says Chris Horvath, owner of BoatHouse Harbor Isle Marina who has lived in Harbor Isle for 40 years. “The privacy of the island is awesome. We’re big on boating, you can kayak under the bridges around the whole island in 40 minutes.” Roadways, school pathways and waterways connect Harbor Isle to the village lifestyle in Island Park and larger, beachy cityscape of Long Beach, but many prefer to stay closer to home, relaxing on backyard docks and watching the sun set over the salt marshes.

Boating around the bays and trips to Long Beach
All around Harbor Isle, boats float tied to private docks and a couple of larger marinas from the narrow Island Park Channel to the broader Island Park Harbor, watery pathways through the grassy hassocks of the Western Bays. While this region is known more for salt marshes than for sandy beaches, Harbor Isle is home to one exception; the docks at BoatHouse Harbor Isle Marina welcome boaters next to a sandy beach filled with colorful chairs and cornhole boards. “I own a construction company, so I built up the beach, put in the palm trees and made it a gathering place,” Horvath says. “It’s a marina first, but it’s a nice place for people to just go hang out after work.”
Across the bridges in Island Park, Little League teams take to the baseball fields outside of Francis X. Hegarty Elementary School. New Yorkers and Long Islanders all know about the vast recreation opportunities of Long Beach – miles of boardwalks, wide, sandy beaches, salty air and the crashing waves of the Atlantic Ocean have long made the coastal city a summertime destination. Harbor Isle residents can get a jump on the traffic during peak beach travel hours, as the busy shoreline is only about 2 miles from home.

Unlike nearby Island Park and Barnum Island, Harbor Isle is almost entirely residential. Single-family homes sit on pocket-sized lawns on ordered blocks, simple suburban forms like Cape Cod, ranch-style and split-levels that were built from the prewar era through the midcentury. Landlocked homes sell for $600,000 to $850,000. Homes with backyard waterway views and private docks sell for $780,000 to $1.3 million. “Prices and taxes are a little lower than Long Beach or Oceanside. Harbor Isle’s an out-of-the-way little hamlet, a lot of times I have to tell buyers it exists and is only 2 miles from the beach,” says Frank DeLucia, an associate broker with Coldwell Banker who lives in nearby Barnum Island. Narrow sidewalks connect the hamlet’s densely packed blocks from Island Park Harbor to Wreck Lead Channel. Despite the large Avalon Harbor Apartment complex at the southern tip of Harbor Isle, most residents own homes rather than rent. Harbor Isle has a CAP Index crime score of 2 out of 10, lower than the national average of 4.

BoatHouse events and Island Park Greek Orthodox Church Spring Fest
Bayfront weddings, reunions and celebrations of all stripes take place at BoatHouse Harbor Isle Marina’s sandy outdoor event space throughout the year, but larger scale community events are more often held in neighboring Island Park. Shopping and dining in Barnum Island
Neighborhood bars are a staple in many communities. In Harbor Isle, neighbors grab an ice cream bar to enjoy in one of BoatHouse Harbor Isle Marina’s Adirondack chairs. “We do ice cream on the honor system. There’s a drop box, so the kids can just grab and go. They’re good kids, I know them from Little League and Cub Scouts. Not too many have sticky fingers,” Horvath jokes. In Barnum Island, diners can get more of a meal at Jimmy Hays Steak House, known for great steaks, fresh seafood and classy ambiance, or at Jordan Lobster Farms, a favorite for lobster rolls served out on a waterfront patio. King Kullen is nearby for groceries. Dozens of big names like Trader Joe’s and Chipotle are a few miles up Long Beach Road in Oceanside, and even more dining options line Park Avenue a couple of miles in the opposite direction in Long Beach.
