A quiet slice of oceanfront beloved by surfers
Just east of Long Beach, Lido Beach is its famous neighbor’s quieter sibling. “You don’t really have a commercial district there, so it’s the people who want that quiet, more private living versus people who enjoy the hustle and bustle,” says Adam Butter, an associate real estate broker at Berkshire Hathaway Laffey International Realty who has lived in the area for 30 years and has sold here for 23 years. Shopping and dining are just a short drive away in either direction — with options in both Long Beach and Point Lookout — but living in Lido Beach invites a sense of peace and a slower pace to oceanside life. Lido Beach and Long Beach do have one great love in common, though: surfing. Whether they’re locals or visitors, the more experienced surfers often head to Lido Beach. An offshore underwater canyon adds a foot or two to the size of the waves here compared to those nearby in Long Beach and produces an abundance of A-frame waves. “They even have surfing contests in Lido Beach that people can go watch,” says Peter Posner, a licensed real estate salesperson at Daniel Gale Sotheby’s International Realty who has sold homes here for 9 years.

Surfing, sunbathing and picnics at Lido Beach
Lido Beach Park is the largest and most popular beach, and its western side is where most surfers head. Hurricane season brings more daring surfers looking to test their mettle against larger-than-average waves. There can be some friction between local surfers and visitors, especially on days when there are more people out on the water, but being respectful of which wave is someone else’s goes a long way. Surfers aren’t the only ones who love the beach, though, and people are often found swimming or relaxing on the sand here. Although Butter says the beach park lacks Long Beach’s buzzy boardwalk, it’s known for its immediately recognizable “mushrooms.” True to their name, these colorful structures look like giant mushrooms, shading tables where people can set up picnics. Unlike some of the beach clubs in neighboring areas, The Sands Beach Club is aimed mostly toward vacationing families, but it does offer a summer camp for kids that non-members can sign up for, too.
Nearby, Anchor Town Park has athletic courts, a playground and a public swimming pool. On the southeastern side of the neighborhood, Nickerson Beach Park’s 155 acres feature a small nine-hole, 3 par golf course, campgrounds, a large beach, a playground and swimming pools. Several marinas dot the bay side of Lido Beach, and it’s here that boaters tend to gather and keep their boats. Golfers head to the Lido Golf Club, which borders the Lido Beach Wildlife Management Area. The 22-acre nature preserve isn’t open to the public, but it still adds to the neighborhood’s peaceful atmosphere and serves as a vital habitat for native and migrating bird populations.

Single-family houses starting at $800,000
Entering Lido Beach, the crowds, restaurants and shops thin out, replaced by a simple red brick median that splits the road, which branches off onto residential streets. Hi-ranches, split-levels and colonials line many of these streets. According to Butter, prices here tend to be higher than in Long Beach, but residents usually live here year-round. Inland fixer-uppers occasionally dip as low as $800,000. On the bay side of the neighborhood, homes with canal access can climb to nearly $1.4 million. Most homes on the canal have private docks from which residents can launch boats or kayaks out onto the Long Island Sound. “It’s a great area,” Posner says. “The homes on Blackheath Road are beautiful.” Homes on the oceanfront, however, come with the highest price tag of all. In the beachfront development of Lido Dunes, which is considered the ritziest area of Lido Beach and has more Cape Cods, new traditional and 1960s contemporary homes than the rest of the neighborhood, homes typically cost between $1 million and $5 million. Membership in the Dunes homeowners association comes with private beach rights.
Lido Beach Towers is a luxury high-rise condominium complex designed in a neo-mission style that sits right on the ocean. Built in 1928, the luxury condo got its start as a hotel. “Frank Sinatra used to hang out there years ago,” Butter says. “It has a private beach, too. You’ve got a pool, tennis courts, plenty of parking. It has two big domes, you can see it as you come into town.” Condos here start as low as $750,000 but can easily climb over $2 million. The Towne House at Lido Beach is the least expensive development in the community. Condos not far from the water can be found for between $400,000 and $980,000, but at approximately $1,000 a month, homeowners association fees are a factor. As with any waterfront community, especially one located on a barrier island, flood insurance is an essential part of buying a home here. The CAP Index crime score is 2 out of 10, which is lower than the national average of 4.

Festivals and fireworks in Long Beach, Point Lookout
While Lido Beach itself is pretty quiet year-round, it’s just a short drive to activities in neighboring communities. “You have the action in Long Beach,” says Frank DeLucia, a licensed associate broker at Coldwell Banker American Homes who lives in nearby Long Beach and has sold homes here for 30 years. “There’s the crafts fairs, there’s the weekly food markets, there’s fireworks obviously. There’s yearly fireworks in Point Lookout and in Long Beach.” During Long Beach’s Boardwalk Arts and Crafts Festival, over 200 vendors line the boardwalk to sell artwork made from various mediums. Plenty of food vendors also join the mix. Point Lookout also has the yearly Town Park Beach Carnival, which features carnival rides and food alongside live performances.

There are only two places to get food in Lido Beach, and they’re both ice cream shops — which says a lot about the relaxed, quiet vibe of the neighborhood. Marvel Frozen Dairy offers soft-serve ice cream, ordered and served from a window and eaten outside. Frozen Cow Ices & Cream has a range of different flavors, and there’s a little deli inside that sells pre-made sandwiches. Heading into Long Beach or Point Lookout opens up dining and shopping options, from diners, pubs and bars to waterfront restaurants with gorgeous views. Surfers can stock up right in Lido Beach at A Surfers World but drive into Long Beach to get groceries at Key Food Supermarkets, less than 2 miles away.
Extracurriculars at Long Beach High
The Long Beach City School District gets an A from Niche, and many students in Lido Beach could walk to school if they wanted. Children can attend Lido Elementary School, which gets an A, and Long Beach Middle School, which gets an A-minus. They then move on to Long Beach High School, which also gets an A. With a student-to-teacher ratio of 10-to-1, the high school offers robotics, model congress and TV and film production clubs.

Nearby highway and LIRR access
Lido Boulevard serves as the main road throughout the neighborhood. A bus line runs the length of the island about once an hour and there are plenty of bicycle racks and stores to make getting around by bike easy. The nearest Long Island Rail Road Station is just over 2 miles away in Long Beach. From there, the train takes just under an hour to reach Manhattan’s Penn Station. “Anyone who commutes is going to take that train, direct stop, from Long Beach to Manhattan,” Butter says. “It’s easy access to get in and out of there. You’re minutes from the parkways from Lido as well.” Getting on Loop Parkway takes just a couple of minutes. John F. Kennedy International Airport is 13 miles away.
